The tank wasn’t made for this many people
When a house has added a bathroom or a full-time basement tenant, a 40 gallon tank gets asked to do too much. A tankless unit is sized to how many taps run at once, which is the real shape of the problem.
In Annandale, a tankless water heater installed is $8,886 to $10,486. That’s after $500 off any size, the best water heater deal we have. Call SwiftPro, rated 5.0 stars across 1,130 reviews, at (703) 997-9757, 24 hours a day, 7 days a week.

Where you land in the range is mostly the gas line. A tankless burner fires far harder than a tank’s, so an older line sized for a tank often has to be upsized from the meter. We look before we quote, so that’s in the number, not a surprise.
A tankless unit’s heat exchanger scales up in hard water, so it wants a descale every year: $300 right now, regularly $350. We’ll show you the inlet screen and what came off it.
What’s different in Annandale
Annandale is a good town for tankless on paper. About 72 percent of owners heat with gas, more than anywhere else on our list, and Wakefield is nearly all single-family houses. The wrinkle is age. The median owner home went up in 1967 and four in five were built before 1980, so the gas piping inside was laid for a furnace, a tank and a range, in a time when no one expected a burner as big as a tankless draws at full fire.
So the job often has two parts: a larger line from the meter, and a vent through the wall. Many Annandale ramblers have the water heater in a basement or utility room on the lowest floor, close to the meter side. That helps, because the gas line is short and the vent can go out through the foundation wall at grade. We route it so it stays clear of windows and the neighbor’s side, which matters on lots as tight as these.
Fairfax County treats a gas appliance replacement as a permit job, and new gas piping gets a permit of its own, so the bigger line is permitted by us as part of the work. After the install the unit is on a different clock too: it needs a yearly descale, and we put the service valves where the descale is easy.
Plenty of Annandale families have grown into these houses. A 1960s rambler built for a family of four now holds a household of six with a finished basement bathroom, all on a tank installed for a smaller house. Those are the houses that feel a tankless the most, as a flow-limited unit sized for the busiest hour.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually decides a tankless job in houses like them.
| Place | Median home built | Most homes are | Heated with | What usually decides the job |
|---|---|---|---|---|
| Annandale | 1967 | single-family houses, about 5 in 10 | gas, about 7 in 10 | Upsizing the gas line, venting off the chimney. |
| Wakefield | 1968 | single-family houses, nearly all | gas, about 8 in 10 | Upsizing the gas line, venting off the chimney. |
| Woodburn | 1968 | single-family houses, about 4 in 10 | gas, about 6 in 10 | Upsizing the gas line, venting off the chimney. |

Is it worth it
When a house has added a bathroom or a full-time basement tenant, a 40 gallon tank gets asked to do too much. A tankless unit is sized to how many taps run at once, which is the real shape of the problem.
In older houses, when a high-efficiency furnace stops using the chimney, the water heater is left alone on a flue sized for two. A tankless vents through the wall in PVC and takes the chimney question off the table.
When two showers and the dishwasher empty the tank before everyone’s done, a tankless heats as you use it. It won’t run dry, but it has a flow limit, so it’s sized to how many taps run at once.

Choosing who installs it
Questions to ask anybody who quotes you a tankless, us included.
A 1960s Annandale line can be fine for a tank and short for a tankless. If the quote doesn’t mention the line, ask who found out.
A tankless burner can draw several times what a tank does. A quote written without checking the line from the meter is a quote that grows on install day.
What matters is how many showers and faucets run at the same time, and how cold the water comes in during winter. Ask what flow rate they sized it for and why.

Questions
Usually most of it can be done from the basement or the utility room, since the run to the meter is short. If the line must be upsized, we’ll say where it goes. Our water heater estimator is a quick first look.
Sometimes. It needs gas at the unit and a wall to vent through, and the association usually has a say in both. Tell us the building on the first call and we’ll tell you straight whether a tank is simpler.
Installed, $8,886 to $10,486, with the gas line work, the venting, the condensate drain and the permit in that number. A gas tank on the flue you have is $3,238 to $5,485, so the gap is what you pay for the floor space and the hot water that keeps up.
It never empties, because there’s no tank to empty. It does have a limit on how much hot water it makes per minute, and in January, when the water comes in cold, that limit drops. Sized to the number of showers you run at once, a family doesn’t notice.
