Where you land in the range is mostly the gas line. A tankless burner fires far harder than a tank’s, so an older line sized for a tank often has to be upsized from the meter. We look before we quote, so that’s in the number, not a surprise.
A tankless unit’s heat exchanger scales up in hard water, so it wants a descale every year: $300 right now, regularly $350. We’ll show you the inlet screen and what came off it.
What’s different in McLean
Four out of five homes in the McLean Census place are detached, and three quarters of the owners heat with gas. That is the profile of a house where a tankless fits well, and McLean has more of them than most towns. These houses are also large. A tankless sized for the whole house has to cover several bathrooms, so we count the taps that can run together before choosing a unit.
More than four in ten McLean houses went up before 1980, and about one in eight before 1960. On the older ones the gas line was laid for a furnace and a tank, and a tankless wants a bigger pipe than either. In some cases the answer is a larger branch off the main run; in others a new line from the meter. We trace it before we quote it.
About a quarter of McLean homeowners live in houses built since 2000, many of them big houses built where smaller ones stood. Five bathrooms and a two-story layout are common, and with them a long walk from the water heater to the far shower. Without a recirculation loop, you wait for hot water at the faucet while the pipe clears. A tankless can be paired with a return line, and we talk about it at the walkthrough.
Tysons is a different job. Close to three quarters of homes there are in apartment and condo buildings, and just over half of owners use electricity. Those units rarely have an outside wall for a vent, and many buildings heat water centrally. If you own a detached house in either ZIP, the rest of this page applies. If you own a condo, call the management office first.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually decides a tankless job in houses like them.
| Place | Median home built | Most homes are | Heated with | What usually decides the job |
|---|---|---|---|---|
| McLean | 1977 | single-family houses, about 8 in 10 | gas, about 7 in 10 | Upsizing the gas line, venting off the chimney. |
| Tysons | 1985 | condo and apartment buildings, about 7 in 10 | electricity, about 5 in 10 | A short PVC vent out the basement wall. |

Is it worth it
A 75 gallon tank in a rebuilt McLean house can be empty before the fourth person gets in the shower. Two tanks fix it, but tankless takes less wall and gets you the hot water as you use it.
When two showers and the dishwasher empty the tank before everyone’s done, a tankless heats as you use it. It won’t run dry, but it has a flow limit, so it’s sized to how many taps run at once.
A tankless unit hangs on a wall about the size of a carry-on bag. Where a 50 or 75 gallon tank took a corner of the utility room, the floor under it is yours again.

Choosing who installs it
Questions to ask anybody who quotes you a tankless, us included.
In a large McLean house, heating the water is half the problem and delivering it is the other half. Ask whether the quote includes a recirculation line, and what it does to the unit’s flow.
A tankless burner can draw several times what a tank does. A quote written without checking the line from the meter is a quote that grows on install day.
What matters is how many showers and faucets run at the same time, and how cold the water comes in during winter. Ask what flow rate they sized it for and why.

Questions
Sometimes. One high-output unit handles most houses. Very large ones, or ones with two separate wings, can do better with two units, each close to the bathrooms it serves. We size it from how many taps run at once.
No. It tends to need a bigger gas line, and a vent through a wall rather than the chimney. Both are normal work. We look at the line from the meter first, so you know what the job includes before it starts.
Installed, $8,886 to $10,486, with the gas line work, the venting, the condensate drain and the permit in that number. A gas tank on the flue you have is $3,238 to $5,485, so the gap is what you pay for the floor space and the hot water that keeps up.
It never empties, because there’s no tank to empty. It does have a limit on how much hot water it makes per minute, and in January, when the water comes in cold, that limit drops. Sized to the number of showers you run at once, a family doesn’t notice.
