Where you land in the range is mostly depth and length: how far the house sits from the main, how deep the line runs, and whether it crosses a driveway, a walk or a big tree’s roots.

Lining the old pipe instead of digging is quoted off the footage once the camera has been through it, so there’s no lining number on this page. When a line can be lined, we price both and you pick.

What’s different in McLean

In McLean the line is long, the lot is big, and the route decides the job.

About eight in ten homes in 22101 are detached, and the Census lists their median at nine or more rooms, the top bracket it has. Those are big houses set well back on big lots, which means a long walk from the front door to the street. That distance is the largest thing on a McLean quote, more than the age of the pipe. Fairfax County puts the whole lateral on the owner, under the road too, so you pay for every foot of it, and a state road such as Lewinsville Road or Chesterbrook Road adds a VDOT permit to the county’s.

The water line gets longer for the same reason. Fairfax Water’s rules make the service pipe on your side of the meter yours to repair or replace, and on a deep lot the meter box is often out near the street, so your side may be nearly as long as the sewer. A leak that long can run for weeks before the lawn shows it. Fairfax Water has an adjustment for an unknown underground leak, and the bill from the quarter you were losing water is what it asks about.

The trench runs through what a McLean yard is. Circular and long driveways, stone walls, irrigation lines and a mature tree every thirty feet all sit on the straight line from house to street, so we walk it with you and mark a route that misses what it can. Some streets sit above stream valleys: Pimmit Run and Little Pimmit Run have closed roads in storms, and ground near them can be wet when the trench opens. Ask what happens if it fills with water.

A hundred feet or more of lateral under a driveway is the case where dig and lining are worth pricing side by side. Where the camera says the pipe is still round and sound enough, lining it avoids opening the drive, and we’ll quote it from the footage. Where it has sagged or broken, the line has to come out. Our sewer line repair and replacement page shows how the two compare. The towers in 22102 don’t get this choice, since their pipes belong to the building.

When it’s time

When a McLean sewer or water line needs replacing.

The same line has been cleared three times

On a long McLean lateral, a third cleaning in two years usually means the problem is somewhere in the middle of the yard, not at the house. The camera shows how far out it is, which is what the replacement quote depends on.

The main keeps backing up

If the main line has been cleared twice in a year and backs up again, the pipe itself is usually the trouble: a sag, a break or roots coming through a joint. Clearing it again buys time, not a fix.

A wet spot in the yard that never dries

A soft, green strip between the house and the street in dry weather, or a water bill that jumps with no leak inside, often means the water service line is leaking underground.

Choosing who replaces it

How to pick who replaces a sewer or water line in McLean.

Questions to ask anybody who quotes you a line replacement, us included.

  1. Did they walk the whole route to the street with you?

On a deep McLean lot the quote lives or dies on the route. Ask which trees, walls and driveway the line crosses, and whether the quote covers putting each one back.

  2. Did they show you the camera footage before the price?

A line replacement quoted without a camera is a guess at what’s down there. Ask to see the break, the sag or the roots, and where on the line they sit.

  3. Did they price sewer line repair by digging and by lining, side by side?

Some lines can be lined in place, some can’t. The installer who quotes only one way, without saying why the other won’t work, is the one to question.

Questions

Sewer and water line questions from McLean.

Is the water line from the street to my McLean house my responsibility?

From the meter to the house, yes. Fairfax Water’s rules put the service pipe on your side on you. If you’re not sure where the meter sits, ask Fairfax Water or let us find it when we walk the yard.

Can a McLean sewer line be lined instead of dug up?

Sometimes. It depends on what the camera shows: a pipe that has held its shape can often be lined, and one that has sagged or broken has to be replaced. We price both from the footage and you pick.

How much is sewer line replacement in McLean?

Dug up and replaced, $7,500 to $9,000, with the permit and putting the yard back in that number. A water service line from the meter to the house is $3,500 to $8,000. Where you land depends on depth, length and what sits on top of the line.

Do I need a camera inspection before replacing the line?

Yes. The camera shows whether it’s one bad joint we can repair, a run we can line, or a pipe that has to come out. Added to a visit we’re already on it’s $89.
