Where you land in the range is mostly depth and length: how far the house sits from the main, how deep the line runs, and whether it crosses a driveway, a walk or a big tree’s roots.

Lining the old pipe instead of digging is quoted off the footage once the camera has been through it, so there’s no lining number on this page. When a line can be lined, we price both and you pick.

What’s different in Sterling

In Sterling, Loudoun Water owns the meter box, and the pipe from there to your wall is on you.

Start at the little lid in the front yard or by the sidewalk. Loudoun Water’s rules say everything from its main through that meter box, meter included, is the utility’s, kept up on its dime. The pipe that leaves the box and runs to the inside face of your foundation is the building service pipe, and that one is yours. A soft patch between the box and the house, or a bill that keeps creeping, is usually that run. With the meter inside the house, the utility’s part stops at the property line.

The sewer works on the same idea. You own the building sewer. If the break is out in the public right of way, Loudoun Water fixes its piece at no extra charge, but it wants camera footage with distances on it showing exactly where the defect sits. So we run the camera before anybody prices a trench, and hand you a file you can send in. Loudoun Water won’t pay you back for work already done.

Then the paperwork: a VA811 ticket and its wait, a Loudoun County plumbing permit, a Lateral Inspection Request, pipe from Loudoun Water’s approved list, and its inspector looking at the open trench before we backfill. Plan on the hole sitting open until then. VDOT keeps most public streets out here, so a line under the road can add a state permit.

Half of Sterling went up between 1980 and 1999, with Sterling Park and Sugarland Run older still. More than a third of homes are townhouses, in Cascades, Countryside and along Algonkian Parkway, and many sit on a private association street where sewers may share a line before the public one. Check the plat and the association’s rules before we mark the yard.

By the numbers

Sterling houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Sterling

  • Built before 1980about 2 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 4 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Houses from the 80s and 90s mostly went in with PVC sewer pipe, which doesn’t rust and resists roots, so trouble there is usually a sag or a joint that shifted.
  • Many homes here are townhouses or condos, where the line from your unit may join a shared one before the street. Who owns which stretch is the first question.

When it’s time

When a Sterling sewer or water line needs replacing.

The meter box lid is wet and the street is dry

Water around the meter lid can be either side’s problem. Call Loudoun Water first if it’s at the meter. If the box is dry and the yard toward the house is soft, it’s your service pipe, and a new one is $3,500 to $8,000.

The main keeps backing up

If the main line has been cleared twice in a year and backs up again, the pipe itself is usually the trouble: a sag, a break or roots coming through a joint. Clearing it again buys time, not a fix.

A wet spot in the yard that never dries

A soft, green strip between the house and the street in dry weather, or a water bill that jumps with no leak inside, often means the water service line is leaking underground.

Choosing who replaces it

How to pick who replaces a sewer or water line in Sterling.

Questions to ask anybody who quotes you a line replacement, us included.

  1. Did they say who files with Loudoun Water?

The inspection request and the measured footage are your plumber’s job here. A bid that skips both stalls with an open hole in your yard.

  2. Did they show you the camera footage before the price?

A line replacement quoted without a camera is a guess at what’s down there. Ask to see the break, the sag or the roots, and where on the line they sit.

  3. Did they price sewer line repair by digging and by lining, side by side?

Some lines can be lined in place, some can’t. The installer who quotes only one way, without saying why the other won’t work, is the one to question.

We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions

Sewer and water line questions from Sterling.

Does Loudoun Water fix my sewer if the break is under the street?

Its part, in the public right of way, yes, once it sees measured camera footage of the spot. The stretch from your house to the right of way is yours, and digging and replacing it is $7,500 to $9,000. A camera look alone is $500 to $1,700.

Can I just get the camera with the repair?

Yes. Added to a repair visit the camera is $89, and here the footage is what Loudoun Water asks for anyway. If it shows the old pipe can take a liner, we’ll talk about lining instead of digging.

How much is sewer line replacement in Sterling?

Dug up and replaced, $7,500 to $9,000, with the permit and putting the yard back in that number. A water service line from the meter to the house is $3,500 to $8,000. Where you land depends on depth, length and what sits on top of the line.

Do I need a camera inspection before replacing the line?

Yes. The camera shows whether it’s one bad joint we can repair, a run we can line, or a pipe that has to come out. Added to a visit we’re already on it’s $89.
