The first few minutes

A pipe just let go in Sterling: what to do before we arrive

Loudoun Water’s protect your pipes page puts the main valve where the water line comes through your foundation, and says most houses built after 1972 have a pressure reducing valve right beside it. Here’s the order.

  1. Find the brass bell. That’s the pressure regulator. The main valve sits on the pipe next to it, in the basement or the utility closet on the lowest floor. Turn a round handle clockwise until it stops, or a lever until it crosses the pipe.
  2. Drain what’s left. Open the lowest tap in the house, a laundry sink or a basement bath, so the water still in the lines runs out there instead of through a ceiling.
  3. Cut power near the water. If water is reaching outlets, a power strip or a ceiling light, switch that circuit off at the panel, and stay out of standing water touching anything plugged in.
  4. Shut the water heater down if it’s the source. Close the cold valve on its top and set the gas control to off, or flip its breaker.
  5. Take pictures. Photos of the split and the damage help with your insurer, and with Loudoun Water if the bill jumps.

Valve won’t budge? Don’t force it with a wrench; an old gate valve can snap off in your hand. Call, and we’ll talk you through it while a plumber heads your way. Our burst pipe guide covers the cleanup.

Loudoun Water’s pipe or yours

Who owns the broken pipe in Sterling, and who to call first

Loudoun Water owns the meter and the public mains. The service line from the meter to your main valve, and every pipe past it, belong to you, and the utility says those lines are typically copper, plastic, or a mix. Its rules set the leak credits.

What we see in Sterling

The Sterling plumbing emergencies we get called for most

Each one with what to do while you wait, and what the fix runs.

A pipe that split in a cold snap

Main valve off, lowest tap open, and warm the room, never the pipe with a torch.

NOAA’s normals for Dulles Airport count roughly 102 freezing nights a year, so pipes in outside walls, crawl spaces and garages around Sterling see real cold. The plumber cuts out the split and joins in new pipe, usually $450 to $650. Pipe repair prices and photos.

Banging pipes and a weeping relief valve

Look at the brass regulator by the main valve. If it hisses or drips, tell the plumber.

When a regulator gives out, house pressure climbs: toilets run, faucets drip and the water heater’s relief valve spits. In Sterling’s 1970s and 1980s houses the first regulator is often the one still in there. We replace it and check the pressure with a gauge before we leave.

Water rising in a basement floor drain

Stop running water anywhere, washer and dishwasher included, and call Loudoun Water.

If the public sewer is clear, the clog is in your building sewer. Clearing it runs $550 to $1,650, and a camera look on the same visit, $89, shows roots, a sag or a break. In the Cabin Branch sewershed, part of Sterling Park, Loudoun Water has been lining sewer laterals to keep storm water out. Drain and sewer prices.

A bill that jumped with nothing dripping

Turn off every tap and appliance. If you still hear water moving, it’s going somewhere.

Finding it runs $200 to $500. Keep our invoice: Loudoun Water’s leak rule credits a repaired underground service line leak for up to two quarters, and a hidden indoor leak once per account. How we find hidden leaks.

A gas smell

Get out of the house first, and make the call from the street.

Don’t flip a switch or start a car in the garage. Call 911 or Washington Gas at 844-927-4427 from outside. When the gas company has the leak made safe, our plumbers in Sterling track it down on your side of the meter and repair the line. Gas line repair.

Questions from Sterling

Sterling emergency plumbing questions we hear on the phone

What does emergency pipe repair cost in Sterling, VA?

Getting a licensed plumber to a Sterling house at night, on a weekend or a holiday is $250, and $49 on a weekday. That pays for finding the failure. Fixing it is a second number you see and approve in writing, and a split or leaking supply pipe usually lands at $450 to $650.

Who fixes a burst pipe in Sterling at night?

We do. Our plumbers cover Sterling Park, Sugarland Run, Countryside, Cascades and Lowes Island around the clock, and a person picks up (703) 997-9757 at 3 a.m. the same as at noon. Close the main valve by the pressure regulator first, then call.

Where is the main water shutoff in a Sterling house?

Where the water line comes through the foundation, usually in the basement or a utility closet on the lowest floor. Loudoun Water says most houses built after 1972 have a pressure reducing valve, a bell-shaped brass fitting, right next to that main valve. Find the bell and the valve is beside it.

Will Loudoun Water credit my bill for a leak under my Sterling yard?

Its leak adjustment rule can take the whole water and sewer overage off, for up to two billing quarters, when the leak was underground between the meter and your shutoff and you had it repaired. A hidden leak inside the house gets the same once per account, asked for in writing with the repair receipt. Garden hoses and sprinklers don’t count.

My water meter froze in Sterling. Can I thaw it myself?

Leave the meter crock shut. The meter belongs to Loudoun Water, opening the crock can break it and bring a fine, and the utility keeps an after-hours emergency line for exactly this. Once water reaches the house, anything frozen or split on your side is ours.

Are older Sterling Park houses more likely to have a pipe burst?

More of them are near the end of their pipes’ working life. About four in ten homes around Sterling Park and Sugarland Run were built before 1980, so valves haven’t been turned in decades and the regulator may be the original. We fix what failed that night and price anything else separately.
