Water where it shouldn’t be

Before you call: the first five minutes in an Ashburn house

Loudoun Water asks every household to know where its main shutoff is before the night it’s needed. If there’s water on the floor right now, do these in order.

  1. Close the main shutoff. It’s where the water line comes into the house, usually on a basement or crawl space wall near the water meter, or beside the water heater. A round handle turns clockwise until it stops. A lever turns a quarter turn, until it sits across the pipe.
  2. Open the lowest faucet in the house. A basement sink or a laundry tub. It drains what’s left in the pipes and takes the pressure off the leak.
  3. Keep water away from electricity. If water is reaching an outlet, the panel or an appliance, and you can reach a dry breaker without standing in water, switch it off. If you’d have to stand in water to reach it, stay out of that room.
  4. Call, and say what you’ve already shut off. A person answers, day or night. What’s leaking, where, and which valves you closed tells the plumber what to bring.

On a dry day, take ten minutes to find your shutoff valves and label the main. If a pipe has already split, read what to do with a burst pipe.

Loudoun Water or a plumber

Whose problem is it in Ashburn: Loudoun Water’s or yours?

Loudoun Water owns the main and the service connection, and its rules make everything from there into the house yours. Call the one that owns the pipe, so you never pay a plumber to fix the utility’s.

The usual Ashburn emergencies

Common plumbing emergencies in Ashburn, and what each needs

What to do for each one until the plumber gets there, and what the repair runs.

A burst or leaking pipe

Close the main, open the lowest faucet, and get what you can out of the water’s way.

Ashburn’s plumbing is young, with one exception: around Ashburn Farm and Ashburn Village, builders were still running grey polybutylene supply pipe into the mid 1990s, and it tends to let go at the fittings. The plumber cuts out what failed, and you see the price before anything else gets opened up. The polybutylene guide on our blog.

Sewage coming up a drain

Stop using water everywhere in the house, then call Loudoun Water, and then us.

Loudoun Water checks the public sewer first and clears it if the stoppage is there. If it’s in your building sewer, clearing the main runs $550 to $1,650, and a camera look added to the same visit, $89, shows why it blocked. Drain and sewer line prices.

A leak you can hear but can’t find

Turn off every faucet and appliance and listen. Water still running with everything off is a leak.

Finding it runs $200 to $500, with acoustic and pressure work before anyone opens a wall. Loudoun Water can credit the overage on a hidden indoor leak once per account, with paperwork showing the fix, so keep our invoice. How leak detection works.

No hot water, or a leaking water heater

No hot water and no leak can wait until morning (what to check first). Water coming out of the tank can’t.

Close the cold water valve on top of the tank, then turn the gas control to off, or switch off the breaker on an electric one. A tank leaking from the bottom is finished, and a new water heater runs $2,750 to $10,500 (water heater prices). From about $46 a month at 0% APR for 60 months, the whole price financed, on approved credit. How financing works.

A sump pump that quits in a storm

Check that it’s plugged in, that its breaker hasn’t tripped, and that the float isn’t stuck against the side of the pit.

If the pump is dead, a new one in the pit you have is $697 installed. If it only needs a repair, that’s on sump pump repair.

A gas smell

Leave first. Get everyone out, don’t flip a switch or light anything, and call 911 or Washington Gas at 844-927-4427 from outside.

Once the utility has made it safe, our plumbers find and fix the leak on your side of the meter. Gas line repair.

Asked on the phone

Ashburn emergency plumbing questions, answered straight

How much does an emergency plumber cost in Ashburn?

After hours the plumbing visit is $250, and in regular hours the same visit is $49. The plumber finds what failed, and the repair is priced on top, in writing, before any work starts. Most burst or leaking water pipe repairs run $450 to $650.

Can I get an emergency plumber in Ashburn at night or on a weekend?

Yes. We run 24/7 emergency service out of our Ashburn office and our Chantilly shop, and a person answers (703) 997-9757 around the clock. While you wait, close the main shutoff and open a faucet on the lowest floor to take the pressure off the leak.

Should I call Loudoun Water or a plumber when the sewer backs up in Ashburn?

Loudoun Water first. Its rules have it check whether the stoppage is in the public sewer and clear it if it is. If the blockage is in your own building sewer, it tells you to hire a licensed plumber, and that’s the call we take, day or night.

Will Loudoun Water credit my bill after a hidden leak?

It can, once per account: a courtesy credit for a hidden indoor or irrigation leak, covering the overage on water and sewer, with paperwork showing the fix. Keep our invoice. If the utility spots the leak before you do, you get 30 days to repair it.

Do you fix polybutylene pipe that bursts?

Yes. Around Ashburn Farm and Ashburn Village, builders ran grey polybutylene supply pipe into the mid 1990s, and it tends to let go at the fittings. On the emergency visit we replace the section that failed, and a full repipe is priced separately, in writing, when you’re ready to talk about it.

How fast can an emergency plumber get to Ashburn?

We answer day or night, and we will tell you honestly when we can get there. Say what’s leaking and what you’ve already shut off, and you’ll know when to expect us before you hang up.

Should I pay for after hours, or can it wait until morning?

Call now for water you can’t stop, sewage coming up a drain, a water heater leaking from the tank, or a sump pump that’s quit in a storm. No hot water with no leak, one clogged toilet in a house with two, or a slow drip under a sink can wait for the $49 visit in the morning. Not sure? Call and ask. If it can safely wait, we’ll tell you so.

What should I do if I smell gas?

Get everyone out, don’t flip a switch or light anything, and call 911 or Washington Gas at 844-927-4427 from outside. Once the utility has made it safe, we repair the gas line on your side of the meter.

Are your emergency plumbers subcontractors?

No. Every plumber who comes to your house works for SwiftPro and drives a SwiftPro truck, under our Virginia Class A contractor license #2705192276.
