Water where it shouldn’t be

Before you call: the first five minutes, town water or well

NOAA’s normals for Dulles Airport count about 102 nights a year at or below freezing, against about 60 at Reagan National, so a split pipe is a Loudoun winter call. Do these in order.

  1. Close the main shutoff. It’s where the water line comes into the house, usually on a basement or crawl space wall near the water meter, or beside the water heater. A round handle turns clockwise until it stops. A lever turns a quarter turn, until it sits across the pipe.
  2. Open the lowest faucet in the house. A basement sink or a laundry tub. It drains what’s left in the pipes and takes the pressure off the leak.
  3. Keep water away from electricity. If water is reaching an outlet, the panel or an appliance, and you can reach a dry breaker without standing in water, switch it off. If you’d have to stand in water to reach it, stay out of that room.
  4. Call, and say what you’ve already shut off. A person answers, day or night. What’s leaking, where, and which valves you closed tells the plumber what to bring.

On a well, switch off the well pump’s breaker as well, so the pump stops pushing water at the leak. On a dry day, take ten minutes to find your shutoff valves and label the main.

Utility, Town, well or septic

Who to call first, from Sterling to Purcellville

Loudoun County has more than one water system. Most of the east is on Loudoun Water, Leesburg and Purcellville run their own, and a lot of western Loudoun is on a well and a septic tank. Your bill, or no bill, tells you which row is yours. Loudoun Water’s rules and regulations cover its side.

The usual Loudoun County emergencies

Common plumbing emergencies in Loudoun County, and what each needs

What to do for each one until the plumber gets there, and what the repair runs.

A burst or frozen pipe

Close the main, open the lowest faucet, and on a well switch off the pump’s breaker too.

Loudoun Water’s cold-snap advice: trickle cold water at the faucet farthest from the main shutoff, open the cabinets under the sinks, keep the heat at 55 or higher when you travel, and drain the lines to the outside faucets each fall. The plumber cuts out what split, and you see the price first. What to do with a burst pipe.

No water at all, on a well

Check the well pump’s breaker and look at the pressure gauge by the tank.

If the breaker is on and the gauge reads zero, the trouble is the pump, the pressure switch or the wiring. A pressure switch runs $450 to $609, and a new pump runs $2,781 to $4,000. From about $46 a month at 0% APR for 60 months, the whole price financed, on approved credit. How financing works. Well pump prices.

A gurgling drain on septic

Go easy on water: hold off on laundry, the dishwasher and long showers.

The pipe from the house to the tank is ordinary drain line, and a camera look added to a visit, $89, shows whether that pipe or a full tank is the trouble. Loudoun County calls for the tank to be pumped at least every five years by a cleaner its Health Department licenses.

Sewage coming up a drain, on town sewer

Stop using water everywhere, then call your sewer utility: Loudoun Water, or the Town in Leesburg.

Each checks its own main first. If the blockage is in your building sewer, clearing the main runs $550 to $1,650, and a camera look on the same visit shows why it blocked. Drain and sewer line prices.

No hot water, or a leaking water heater

No hot water and no leak can wait until morning (what to check first). Water coming out of the tank can’t.

Close the cold water valve on top of the tank, then turn the gas control to off, or switch off the breaker on an electric one. A tank leaking from the bottom is finished, and a new water heater runs $2,750 to $10,500 (water heater prices). From about $46 a month at 0% APR for 60 months, the whole price financed, on approved credit. How financing works.

A gas smell

Leave first. Get everyone out, don’t flip a switch or light anything, and call 911 or Washington Gas at 844-927-4427 from outside.

Once the utility has made it safe, our plumbers find and fix the leak on your side of the meter. Gas line repair.

Asked on the phone

Loudoun County emergency plumbing questions, answered straight

How much does an emergency plumber cost in Loudoun County?

After hours the plumbing visit is $250, and in regular hours the same visit is $49. The plumber finds what failed, and the repair is priced on top, in writing, before any work starts. Most burst or leaking water pipe repairs run $450 to $650.

Do you come out at night for a well pump in Loudoun County?

Yes. No water at all is an emergency, and our 24/7 service covers wells as well as town water. A pressure switch replacement runs $450 to $609. A new pump is priced at the well, in writing, before the work starts.

Which towns in Loudoun County do you cover?

Across the county: Aldie, Ashburn, Bluemont, Hamilton, Leesburg, Lovettsville, Middleburg, Paeonian Springs, Philomont, Purcellville, Round Hill, Sterling and Waterford, with Brambleton and Broadlands on the Ashburn side and South Riding on the Chantilly side. The after-hours visit is the same $250 in every one.

Who do I call first when the sewer backs up in Loudoun County?

Your sewer utility. On Loudoun Water, its rules say to call it right away so it can check the public sewer. On Town of Leesburg sewer, the Utilities Department wants the first call. If the blockage is in your own line, that’s ours, day or night.

Do you work on septic systems?

On the plumbing side, yes: the drain line from the house to the tank, the drains inside, and a camera look when the lowest drain gurgles. Pumping the tank is a job for a cleaner the Loudoun County Health Department licenses, at least every five years under the county’s ordinance.

How fast can an emergency plumber get to Loudoun County?

We answer day or night, and we will tell you honestly when we can get there. Say what’s leaking and what you’ve already shut off, and you’ll know when to expect us before you hang up.

Should I pay for after hours, or can it wait until morning?

Call now for water you can’t stop, sewage coming up a drain, a water heater leaking from the tank, or a sump pump that’s quit in a storm. No hot water with no leak, one clogged toilet in a house with two, or a slow drip under a sink can wait for the $49 visit in the morning. Not sure? Call and ask. If it can safely wait, we’ll tell you so.

What should I do if I smell gas?

Get everyone out, don’t flip a switch or light anything, and call 911 or Washington Gas at 844-927-4427 from outside. Once the utility has made it safe, we repair the gas line on your side of the meter.

Are your emergency plumbers subcontractors?

No. Every plumber who comes to your house works for SwiftPro and drives a SwiftPro truck, under our Virginia Class A contractor license #2705192276.
