Open 24/7 for emergencies

A SwiftPro plumber working on copper water supply lines inside an opened wall in a Northern Virginia home

Pipe Repair in Northern Virginia

Most water pipe repairs run $450 to $650, and finding a hidden leak first runs $200 to $500. A plumbing diagnosis visit is $49, or $250 after hours, and we run 24/7 emergency service for burst pipes.

Water spraying right now? Shut off the main water valve, usually in the basement on the wall facing the street, clockwise until it stops. Open the lowest faucet in the house to drain the pipes, keep clear of outlets the water is reaching, and call.

What’s going on

Burst pipes, pinhole leaks
and frozen pipes

The pipe calls we get, what they usually turn out to be, and what to do before the plumber gets there.

A pinhole leak in copper pipe

Older copper wears thin from the inside and starts weeping at a pinhole, often with green or white crust around it.

One is a repair. A second and a third on the same run is the pipe telling you it’s time to replace that run.

A water stain on a ceiling or wall

A supply pipe, a drain, a shower or a toilet seal leaking where you can’t see it.

Finding it first means one hole, not four. How leak detection works, and it runs $200 to $500.

No water from one faucet in a cold snap

The pipe to it froze, usually in an outside wall, a crawlspace or an unheated garage.

Open that faucet, warm the space with a hair dryer or a space heater kept away from anything that burns, and never use an open flame. If you see water when it thaws, shut the main and call.

Grey plastic pipe stamped PB2110

That’s polybutylene, put in a lot of homes built or replumbed from 1978 to 1995. It fails at the fittings, without warning.

Repairing it one leak at a time just means waiting for the next one. When repiping is worth it.

The water meter moves with everything off

A leak somewhere: a running toilet, a pipe in a wall, or the water service line between the meter and the house.

Check every toilet first. If they’re quiet and the meter still moves, call.

Repair it or repipe

When one leak is a repair,
and when it isn’t

  • One leak is a repair. The bad section comes out, new pipe goes in, and the line is pressure checked before the water’s back on.
  • The second and third pinhole on the same copper run is the run wearing out. Replacing that run beats patching it every few months.
  • Polybutylene, the grey plastic pipe stamped PB2110, is the clearest case for repiping there is. Repiping, polybutylene and copper.
  • Old galvanized steel pipe narrows inside as it rusts. Low pressure at every faucet in an older house is often the pipe, not the city.
  • Getting to the pipe is the other half of the job. Finding it first means the smallest opening in the right place, often through drywall instead of brick or tile.

Before the first freeze

Keep the pipes from
freezing this winter

Most of the burst pipes we see in January were on an outside wall, in a crawlspace or behind an outdoor faucet with the hose still on it.

  • Outdoor faucets: hoses off, the shutoff inside closed, and the faucet opened outside to drain. An old one that splits every few winters is worth a frost-proof swap: outdoor faucets.
  • Heat at 55 or higher, even when you’re away, and the garage door shut.
  • Cabinet doors open under sinks on outside walls on the coldest nights, and a faucet left at a slow drip.
  • Know where the main shutoff is before you need it, and make sure it turns.

Asked on the phone

Pipe repair questions,
answered straight

How much does pipe repair cost in Northern Virginia?

Most water pipe repairs run $450 to $650, and a plumbing diagnosis visit is $49, or $250 after hours. Finding a hidden leak first runs $200 to $500, and replacing whole runs of pipe runs $1,000 to $12,000, depending on how much of the house it is. From about $17 a month at 0% APR for 60 months, the whole price financed, on approved credit. How financing works

What should I do first when a pipe bursts?

Shut off the main water valve, clockwise until it stops. Open the lowest faucet in the house to drain the pipes. Keep clear of outlets and panels the water is reaching. Then call, and we run 24/7 emergency service.

Can you fix a pipe without tearing out the wall?

Not without opening something, but finding the leak first means the smallest opening in the right place. Plumbers often reach a pipe through drywall from the other side, or from a closet or a ceiling below.

Should I repair or replace my pipes?

Repair one leak. Replace the run when copper keeps pinholing in the same place, when it’s polybutylene, or when old galvanized pipe has narrowed inside and the pressure’s gone.

How do I keep my pipes from freezing?

Take the hoses off outdoor faucets and shut them off inside, keep the heat at 55 or higher, open the cabinet doors under sinks on outside walls, and let a faucet drip on the coldest nights.

Who fixes the water line from the meter to my house?

The water utility owns the meter and the pipe to it. The water service line from the meter to the house belongs to the homeowner, and replacing it runs $3,500 to $8,000.
