Where you land in the range is mostly depth and length: how far the house sits from the main, how deep the line runs, and whether it crosses a driveway, a walk or a big tree’s roots.

Lining the old pipe instead of digging is quoted off the footage once the camera has been through it, so there’s no lining number on this page. When a line can be lined, we price both and you pick.

What’s different in Alexandria

Alexandria row house lines run under sidewalks, and the permit covers the closure.

Over half of City homes sit in apartment and condo buildings and another fifth are townhouses, so a replacement here is rarely a long run across a big lawn. It is often a short, deep line under a front step, a brick walk or a narrow side passage, with a neighbor’s wall a few feet away. That changes the job more than the pipe does. Where the trench can’t go, the answer may be a different route or lining, and the camera tells us which before anyone quotes.

In the City, a new connection to the main takes a lateral permit from Transportation and Environmental Services, and the same application covers the excavation and any sidewalk, lane or street closure. So the dig gets scheduled around parking and foot traffic as well as your calendar. Ask whoever bids to say who pulls that permit and who books the closure. Out in Fort Hunt, Belle Haven and Kingstowne you’re under Fairfax County’s rules, where a VDOT permit joins the county’s if the line crosses a state road.

Water is a separate call here. The City says Virginia American Water maintains the mains and the service connections to homes, not the City. Where its pipe stops and yours starts is something we won’t guess at on a page, so ask the company before a plumber digs for a leak. Older houses are the ones most likely to have an aging line coming in. On the county side, Fairfax Water’s rule is plainer: the service pipe on your side of the meter is yours to replace.

In a condo or a shared row, the first question is whose pipe it is. One sewer or water service often feeds several units before it reaches the street, and the association decides, so a unit owner can’t dig on their own say. Detached houses in Fort Hunt are the other end: a long front yard, mature trees and a drive to go under, where the cost is the yard.

  • Houses from before 1980 usually went in with clay or cast iron sewer pipe and galvanized or copper water lines. Clay joints let roots in; galvanized rusts from the inside until the pressure drops.
  • Many homes here are townhouses or condos, where the line from your unit may join a shared one before the street. Who owns which stretch is the first question.

When it’s time

When a Alexandria sewer or water line needs replacing.

A wet basement wall that isn’t the weather

Water at the bottom of a basement wall on a dry week, or a sunken patch in the walk, can be a leaking water line or a failed sewer joint. Both sit a few feet from the foundation. The camera and a pressure check say which line it is.

The pipe is as old as the house

Lines laid before 1980 were often clay, cast iron or galvanized steel. Each of those wears out on its own clock, and by now many of them have been in the ground fifty years or more.

The main keeps backing up

If the main line has been cleared twice in a year and backs up again, the pipe itself is usually the trouble: a sag, a break or roots coming through a joint. Clearing it again buys time, not a fix.

Choosing who replaces it

How to pick who replaces a sewer or water line in Alexandria.

Questions to ask anybody who quotes you a line replacement, us included.

  1. Did they say who is pulling the permit, and who closes the sidewalk?

On a City lot that paperwork can set the schedule. A bid that doesn’t name the permit, the closure and who restores the brick or concrete is leaving it for later.

  2. Did they show you the camera footage before the price?

A line replacement quoted without a camera is a guess at what’s down there. Ask to see the break, the sag or the roots, and where on the line they sit.

  3. Did they price sewer line repair by digging and by lining, side by side?

Some lines can be lined in place, some can’t. The installer who quotes only one way, without saying why the other won’t work, is the one to question.

Questions

Sewer and water line questions from Alexandria.

Who do I call about the water line in my Alexandria house?

Start with Virginia American Water, which the City names as responsible for its water mains and service connections. Ask where its part ends at your property. What’s past that point is yours, and we can replace it once you know where the line begins.

Can you replace a sewer line under a sidewalk in Old Town?

Often, with the City’s permit and a planned closure. Some lines are better lined than dug where a trench would tear up a historic walk or a shared wall. We check both on camera and tell you what each costs before you pick.

How much is sewer line replacement in Alexandria?

Dug up and replaced, $7,500 to $9,000, with the permit and putting the yard back in that number. A water service line from the meter to the house is $3,500 to $8,000. Where you land depends on depth, length and what sits on top of the line.

Do I need a camera inspection before replacing the line?

Yes. The camera shows whether it’s one bad joint we can repair, a run we can line, or a pipe that has to come out. Added to a visit we’re already on it’s $89.
