Where you land in a range is mostly access: a closet off the hall on the first floor is the easy end, a top floor with no elevator or a condenser that has to go up by crane is the other.

Most condo systems are built to fit one closet or one wall sleeve, so the new unit has to match that footprint. We measure before we price, so nothing gets ordered that won’t fit.

What’s different in Alexandria

Alexandria condos run on four different kinds of equipment.

More than half of Alexandria’s owner homes are in apartment and condo buildings, and our condo jobs here cover the widest mix of equipment of anywhere we work. In 22304, 22303, 22312 and 22315, which take in the Van Dorn and Landmark side, Huntington and Bren Mar down to Kingstowne, we’ve found First Co units, MagicPaks and PTACs, sometimes in the same complex.

Through-the-wall units are the Alexandria story. Six in ten owner homes here went up before 1980, and a lot of those buildings were built with a wall sleeve instead of a closet. In June we replaced a First Co through-the-wall unit in a condo and, since the owner had the same age problem downstairs in the utility closet, a 50 gallon water heater in the same visit. One crew, one parking pass for the truck.

The other thing we see is the roof. In February 2025 we put in a 2 ton First Co for an owner whose condenser lives on the roof of a four-story building, and a crane lifted the new one into place. Crane day means the street gets a permit, the building gets a heads up, and the schedule gets set around the lift, so the management office hears from us before you do.

A MagicPak or PTAC is a one-piece cabinet in the wall, so the new unit has to match the sleeve’s opening and the electrical plug it already has. We pull the grille, measure the opening and check the circuit before anything is ordered. Newer Alexandria buildings, about a fifth of owner homes dating from 2000 on, usually come with a closet unit and an easier swap.

The signs

When a condo system in Alexandria is ready to go.

The wall unit rattles or drips outside

On a through-the-wall unit in an older Alexandria building, a cabinet that drips onto the wall below or rattles when the compressor starts is often a worn fan motor or a failed sleeve seal. A seal we can fix. A fan motor on a unit that old, usually not.

The building is older than the unit’s design

Older buildings often still run through-the-wall units or a water loop shared with the building. Parts for some of those are getting hard to find, which is when replacing beats chasing them.

It runs all day and the rooms stay warm

A condo system that never shuts off in July, or a bedroom that stays a few degrees off the thermostat, is usually a compressor or coil near the end. Repairs at that age tend to come back.

Choosing who replaces it

How to pick who replaces a condo system in Alexandria.

Questions to ask anybody who quotes your condo system, us included.

  1. Can they handle a crane lift and a building permit?

If your condenser is on a roof, ask who books the crane, who pulls the street permit and who tells the association. A company that has done a four-story lift in Alexandria will have answers right away.

  2. Did they ask what system you have before quoting?

A First Co, a MagicPak and a water source heat pump are different jobs at different prices. Anyone who quotes without the model on the label is guessing.

  3. Did they ask about the association?

In Virginia, unless your condo documents say otherwise, the equipment that serves only your unit is yours to replace, but changing the outside of the building needs the association. Ask whether they’ll work with the management office on roof access or a wall sleeve.

Questions

Condo HVAC questions from Alexandria.

Is my Alexandria condo’s through-the-wall unit mine to replace?

Usually, yes. Equipment that serves only your unit is yours unless your documents say otherwise, but the outside wall and the sleeve it sits in may be the building’s. A look at your declaration settles it before we order anything.

Can I replace a MagicPak and my water heater together?

Yes, and one visit beats two. We swapped a through-the-wall unit and a 50 gallon heater in the same Alexandria condo, and both were priced and scheduled together.

How much is a condo HVAC replacement in Alexandria?

$7,900 to $14,000 for a whole system, from our own condo jobs. A First Co runs $7,900 to $12,500, a MagicPak $8,500 to $13,400, a water source heat pump $9,100 to $10,300. Just the fan coil or air handler is $4,500 to $5,100.

Is the condo HVAC mine or the association’s?

Under Virginia law, unless your condo documents say otherwise, the parts that serve only your unit are yours, even a condenser on the roof or your patio. Parts serving more than one unit belong to the association. Check your documents; we’ll work with whoever owns it.
