Where you land in the range is mostly depth and length: how far the house sits from the main, how deep the line runs, and whether it crosses a driveway, a walk or a big tree’s roots.

Lining the old pipe instead of digging is quoted off the footage once the camera has been through it, so there’s no lining number on this page. When a line can be lined, we price both and you pick.

What’s different in Manassas

In the City of Manassas the pipe under the street is the City’s. Out in Sudley and Yorkshire it isn’t.

That is the odd rule in this market, and it changes who pays. Inside the City, the owner keeps the private lateral, but the City repairs laterals and connections within the street right-of-way that aren’t on private property. So a break under the pavement can be the City’s repair and a break in your front yard is yours. Camera footage with a distance from the cleanout is how you prove which one you have.

Past the city line, Prince William Water serves the county side, and the rule runs the other way. Lines and connections on private property are the owner’s, the meter is the utility’s, and replacing a lateral outside the house takes a Prince William Water permit and an inspection of the work. Which set of rules applies comes down to whose bill arrives, and the mail address won’t tell you.

Any dig in the City’s right-of-way takes a City excavation permit first. The City’s page doesn’t say who owns the water service line, so don’t assume it follows the sewer rule: ask the City where its water pipe ends, and ask before the quote. On the county side the meter is Prince William Water’s and everything on your side of it is yours.

The age of the line splits the same way. Loch Lomond has the oldest houses in the area, a 1968 median and close to nine in ten built before 1980, so a replacement there is often a pair of lines both past fifty years old. Inside the City about one home in thirteen predates 1960 and nearly half went up from 1980 to 1999. In those a water line may be copper that’s still doing its job, and a replacement is the exception we confirm with the camera, not a given.

By the numbers

Manassas houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

The City of Manassas

The whole City sits in ZIP 20110. It runs its own water, sewer and electric service.

  • Median home built1985 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 4 in 10 Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 3 in 10 Census
  • Houses from the 80s and 90s mostly went in with PVC sewer pipe, which doesn’t rust and resists roots, so trouble there is usually a sag or a joint that shifted.
  • Many homes here are townhouses or condos, where the line from your unit may join a shared one before the street. Who owns which stretch is the first question.

The Prince William County side

Sudley and Bull Run in 20109, Yorkshire and most of Buckhall in 20111, Independent Hill in 20112, plus the county edges of 20110.

  • Built before 1980about 3 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 5 in 10 Census
  • Heated withgas, about 5 in 10 Census
  • Rentedabout 3 in 10 Census
  • Most homes here are detached houses, each with its own line to the street, so a longer front yard means a longer line and a bigger dig.

When it’s time

When a Manassas sewer or water line needs replacing.

The street was repaved and the drain still runs slow

If the City just worked in your street, the section under it may be new while your yard’s part is not. Once the camera gets past the property line the footage shows where new pipe stops and old begins.

The trees have grown up

A maple planted when the house was new is now big enough to send roots after the water in a sewer line. Roots get in at the joints and keep coming back after every cleaning.

The main keeps backing up

If the main line has been cleared twice in a year and backs up again, the pipe itself is usually the trouble: a sag, a break or roots coming through a joint. Clearing it again buys time, not a fix.

Choosing who replaces it

How to pick who replaces a sewer or water line in Manassas.

Questions to ask anybody who quotes you a line replacement, us included.

  1. Did they say which side of the property line the break is on?

In the City that line decides who repairs it. A quote that doesn’t say where the break sits in feet from the cleanout can’t tell you whether any of it is the City’s. Ask for the number and the footage.

  2. Did they show you the camera footage before the price?

A line replacement quoted without a camera is a guess at what’s down there. Ask to see the break, the sag or the roots, and where on the line they sit.

  3. Did they price sewer line repair by digging and by lining, side by side?

Some lines can be lined in place, some can’t. The installer who quotes only one way, without saying why the other won’t work, is the one to question.

We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions

Sewer and water line questions from Manassas.

Does Prince William Water have to approve a new sewer line at my house?

Yes, outside the City. Replacing a lateral outside the house takes its Lateral Repair or Replacement Permit, and the utility inspects the work. Inside the City the permit is the City’s excavation permit for anything in its right-of-way. A dug-up sewer line is $7,500 to $9,000.

Is my water line from the meter to the house mine in Manassas?

On the Prince William Water side, yes: the meter is the utility’s and the lines on private property are the owner’s. Inside the City, its sewer page covers the sewer only, so ask the City where its water pipe ends. A new water service line runs $3,500 to $8,000.

How much is sewer line replacement in Manassas?

Dug up and replaced, $7,500 to $9,000, with the permit and putting the yard back in that number. A water service line from the meter to the house is $3,500 to $8,000. Where you land depends on depth, length and what sits on top of the line.

Do I need a camera inspection before replacing the line?

Yes. The camera shows whether it’s one bad joint we can repair, a run we can line, or a pipe that has to come out. Added to a visit we’re already on it’s $89.
