Manassas ducts: 1980s houses in the City, older ones just past the line.
Inside the City of Manassas, about half the houses were built in the 1980s and 90s, the median owner-occupied one in 1985, and close to three in ten are townhouses. The usual City duct job, then, is a metal trunk line under the main floor or boxed into a basement soffit, flexible branches off it to each room, and a return or two in the hall. In most of them nobody has looked inside since the first owners moved in.
The City also heats about half its owner homes with electricity, which in 1980s houses mostly means heat pumps. A heat pump delivers air that’s warm rather than hot, so through a Manassas winter it runs longer cycles than a gas furnace would, and the return pulls house air through the ducts the whole time it’s on. A few winters of that puts a lot of air through one filter slot.
Just outside the city line the houses get older before they get newer. Sudley’s median home went up in 1977 and close to half are townhouses. Loch Lomond is almost entirely single-family, most of it built before 1980. In a City house on a heat pump the blower runs long hours every winter, so the filter slot and the indoor coil catch dust before the ducts do. Whoever opens the system should photograph those too and tell you what they saw, even when the answer is a new filter and nothing else.
Do they look before they quote?
Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.
Do they clean the returns, or only the supply vents?
The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.
Is the price for the whole system, in writing?

Usually. The older house tends to have sheet metal throughout, and a return may be a panned-off bay between floor joists rather than real duct. The newer one runs flexible duct off a metal trunk, which takes a softer brush, and a bigger Buckhall house may have a second system upstairs.
