What’s different in Warrenton

Older houses inside the town limits, newer single-family houses out in New Baltimore.

The Town of Warrenton has more old houses than its 1993 median suggests. Nearly three in ten homes inside the town limits went up before 1960, and the oldest of them, in and around the Historic District off Main Street, were standing long before anyone ran ductwork through a house. Their ducts came later and go where a carpenter could fit them: up a closet, through a soffit, across the attic floor to a register in the ceiling. Reaching them is most of the job, so the camera follows each run before anybody prices it.

About half the homes are single-family houses, about one in five are townhouses, and about one in four sit in small multi-unit or condo buildings, where a closet air handler feeds a few short runs and the visit goes quicker. Nearly four in ten households in town rent, and an empty unit between leases is the easiest place to reach every return.

Most people with a Warrenton address don’t live in the town at all. The Census counts about 10,200 people inside the limits and about 34,700 across ZIP codes 20186 and 20187. New Baltimore, along Lee Highway in 20187 with Vint Hill inside its boundary, has more residents than the town by itself. Nearly all of its homes are single-family houses, and about half went up after 2000.

A single-family house from that era often runs two systems: one in the basement for the living floors and one in the attic for the bedrooms. Each gets its own camera look and its own line on the written price. The attic unit is the one nobody thinks about, and it has carried every summer’s cooling load since the drywall went up. About three in ten New Baltimore owners heat with electricity, so plenty of those attic units are heat pumps that move air all year.

The Fauquier County side

New Baltimore only. It’s the one Census place on the county side with mostly Warrenton mail, so the farms and lots beyond it aren’t in these figures.

What it costs

What duct cleaning costs in Warrenton.

The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

  • Return Air Duct Cleaning$298
  • Whole Home Air Duct Cleaning$598, regularly $798
  • Whole Home Air Duct Cleaning with ActivePure Air Scrubber$1,798
  • Dryer Vent Cleaning, on its own$298
  • Dryer Vent Cleaning, added to a duct cleaning$199

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.

The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth doing

When duct cleaning is worth it in Warrenton.

Plaster dust from work on an old house

Opening plaster walls in a house built before 1960 puts fine dust in the air, and the nearest return pulls it straight into the system. Tape over the returns while the walls are open and leave the blower off when you can. Once the work is finished, the camera photos show how far the dust traveled.

The house is new to you, not new

A 2005 house has had twenty years of filter changes, some of them missed, and the system may have run while the drywall went up. Nobody has looked inside since.

You just bought the place

You don’t know whether the last owners had three cats or ever took a register cover off. Most new owners want it done once, early, so they know what they’re starting with.

Choosing who cleans them

How to pick the best duct cleaning company in Warrenton.

Questions to ask anybody who quotes you, us included.

  1. Will they clean the attic system, not only the one in the basement?

In a two-system house the upstairs unit is out of sight and easy to leave off a quote. Ask whether the price covers both air handlers and both sets of returns, and whether the camera goes into each one before the work starts.

  2. Do they look before they quote?

Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Jamie and Aaron did a great job replacing our dryer exhaust duct. Showed up on time, worked hard, and cleaned up after everything was done. Impressed with their service.

Questions

Duct cleaning questions from Warrenton.

Do you clean ducts in New Baltimore and Vint Hill?

Yes. Both carry Warrenton 20187 addresses and sit in Fauquier County, outside the town limits. The camera photos, the crew and the price book are the same there as on Broadview Avenue, and duct cleaning takes no permit from the Town or the County.

My house in the Historic District is older than central air. Can you clean ducts that were added later?

Usually, yes. Retrofitted ducts take odd routes, which is exactly why the camera photos come before the quote. The Town’s historic review covers changes to the outside of a building, and a cleaning changes nothing outside.

How much does air duct cleaning cost in Warrenton?

$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. A dryer vent is $298 on its own or $199 added to a duct cleaning.

Is it worth it?

Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
