Where you land in the range is mostly the gas line. A tankless burner fires far harder than a tank’s, so an older line sized for a tank often has to be upsized from the meter. We look before we quote, so that’s in the number, not a surprise.

A tankless unit’s heat exchanger scales up in hard water, so it wants a descale every year: $300 right now, regularly $350. We’ll show you the inlet screen and what came off it.

What’s different in Vienna

In Vienna, a tankless job is decided at the gas meter and the side yard.

Two thirds of the houses inside the Town of Vienna went up before 1980, most of them ranches and split levels on a gas line that was run for a furnace, a tank water heater and maybe a range. A whole-house tankless can pull more gas at full fire than all three of those together. So on an older Vienna house the first thing we do is trace the line back to the meter and size it, because that decides whether the job is a swap or a new run of pipe.

The second thing is the wall. A condensing tankless vents in PVC through the side or back of the house, and the vent has to sit clear of windows, doors and the property line. On the narrower town lots off Maple Avenue and Park Street, the side yard can be the tight spot, and sometimes the vent goes out the back instead. We pick the spot with you before the quote, not on install day.

About a quarter of the town’s houses are from 2000 on, many of them bigger houses built where a smaller one stood. Those tend to have three or four bathrooms and a soaking tub, which is where a single tank falls short by the second shower. That’s the house that gains the most from going tankless, and often it already has a gas line big enough to carry it.

Out on the county side, Wolf Trap is nearly all detached houses, most of them from the 70s and 80s, with basements on an outside wall. That usually means a short vent run and room to bring the gas line where it needs to go. Any new gas piping takes its own Fairfax County permit on top of the appliance, and we pull it as part of the job.

The Town of Vienna

Nearly the whole town sits in 22180, which it shares with county streets toward Dunn Loring and Merrifield.

  • Median home built1972 Census
  • Built before 1980about 7 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 2 in 10 Census
  • Most homes here heat with gas, so the meter and the main line are already there. The question is whether the branch to the water heater is big enough.
  • Houses from before 1980 often have a gas line sized for a tank and a dryer, and the water heater on a chimney. Going tankless there usually means a bigger line and a new vent through the wall.

The county side, around Wolf Trap

  • Most homes here are detached houses, which usually means a basement wall to vent through and room for the gas line to run.

Is it worth it

When going tankless makes sense in Vienna.

Two showers, one tank, a cold rinse

In a Vienna split level with a 40 gallon tank, the second person into the shower on a winter morning is the one who notices. Town water comes in colder in January, so the tank empties faster, and that’s the month most people start asking about tankless.

The furnace already vents out the wall

In older houses, when a high-efficiency furnace stops using the chimney, the water heater is left alone on a flue sized for two. A tankless vents through the wall in PVC and takes the chimney question off the table.

The hot water runs out every morning

When two showers and the dishwasher empty the tank before everyone’s done, a tankless heats as you use it. It won’t run dry, but it has a flow limit, so it’s sized to how many taps run at once.

Choosing who installs it

How to pick the best tankless installer in Vienna.

Questions to ask anybody who quotes you a tankless, us included.

  1. Did they trace the gas line all the way to the meter?

In a 1960s Vienna house the line to the water heater often branches off a pipe sized decades ago. The installer who looks at the whole run, not just the last few feet, is the one whose price holds.

  2. Did they look at the gas line before the price?

A tankless burner can draw several times what a tank does. A quote written without checking the line from the meter is a quote that grows on install day.

  3. Do they size it to your flow, not the house’s square feet?

What matters is how many showers and faucets run at the same time, and how cold the water comes in during winter. Ask what flow rate they sized it for and why.

Questions

Tankless questions from Vienna.

Can my 1960s Vienna rambler take a tankless water heater?

Most can. The work is usually a bigger gas line from the meter and a new vent through a side or back wall, since the unit can’t use the old chimney. Both are in our price once we’ve looked.

Does Vienna’s hard water matter for a tankless?

It does. The Town’s water runs moderately hard, so the heat exchanger scales up over time. A yearly descale keeps it running at full output, and we set it up so the service valves are right there for it.

How much is a tankless water heater in Vienna?

Installed, $8,886 to $10,486, with the gas line work, the venting, the condensate drain and the permit in that number. A gas tank on the flue you have is $3,238 to $5,485, so the gap is what you pay for the floor space and the hot water that keeps up.

Will a tankless keep up with my whole house?

It never empties, because there’s no tank to empty. It does have a limit on how much hot water it makes per minute, and in January, when the water comes in cold, that limit drops. Sized to the number of showers you run at once, a family doesn’t notice.
