Ask whether the house was ever rebuilt
If a house was torn down and replaced, the pipe leaving it may predate it. A clog at that joint is likelier than one in the new plumbing. Tell us, and we’ll go in expecting it.

What it costs
Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.
Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
What’s different in Vienna
The typical owner’s house in the Town of Vienna dates from 1972, but that median hides the mix. About two in ten homes predate 1960. Another quarter were built since 2000, many on lots where an older house was taken down. Walk down a street off Maple Avenue and you pass a 1950s ranch, a 1970s split-level and a 2018 colonial, each with a different pipe under it, each clogging for a different reason.
The 1950s house has cast iron and a kitchen line that has scaled over. The 1970s house probably has the same, with plastic added in a remodel. The new house has plastic everywhere, but the new house is often joined to an old pipe at the foundation or the street, and that joint is where a cable can catch. We ask the year, and whether the house was rebuilt, before we choose a head.
A rebuilt house in Vienna has another quirk we see. A big new kitchen with an island sink often has a longer branch than the small one it replaced, and grease settles in a long, flat run. The new owner is baffled that a brand new house has a slow kitchen sink, and the answer is nearly always grease.
Out in Wolf Trap the houses are almost all detached, with a median from 1980 and half built before it. Cast iron and scale again in the older half, plastic in the rest. Inside the Town, the sewer agreement leaves the owner with the connection from the Town’s main to the house, so a clog along it is yours to clear.

Census figures for the owner-occupied homes in each place, and where houses that age usually clog.
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Nearly the whole town sits in 22180, which it shares with county streets toward Dunn Loring and Merrifield.
Vienna mail outside the town line: Wolf Trap and the Tysons edge in 22182, the Oakton side of 22181, Dunn Loring. The figures are Wolf Trap’s, the biggest piece.
Which clog it is
If a house was torn down and replaced, the pipe leaving it may predate it. A clog at that joint is likelier than one in the new plumbing. Tell us, and we’ll go in expecting it.
In houses this age the line to the street is often clay or cast iron, and roots find the joints. Clearing works, but if it keeps coming back, the camera says whether a repair would end it.
If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it
Questions to ask anybody who offers to clear a drain, us included.
In a town where new houses stand on old lots, the answer decides what the cable meets. A plumber who doesn’t ask is guessing at the pipe.
You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.
A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions
New plastic doesn’t fail, but a large kitchen with a long branch collects grease just as fast. It’s almost always a clog that a cable opens, and a change in how you handle grease keeps it open.
Not just because it’s old. If it clears and stays clear, it can stay. When it needs the cable more than once a year, a camera shows how much of the pipe is left.
One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.
Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
