The lowest drain is the first warning
In a Lorton split foyer or a house with a finished basement, the lower-level shower or laundry sink is the lowest opening. If it gurgles when the dishwasher upstairs runs, hold the next load and call.

What it costs
Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.
Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
What’s different in Lorton
In Lorton the first useful fact about your drains is whether your house has a basement. In Pohick Estates, on LaGrange Street, Sylvania Street and DeVries Drive, 169 of 263 houses are split foyers, and the lower level is where the laundry and a second bathroom tend to be. Those drains are the lowest in the house, so when the main slows, the lower-level tub and the laundry sink show it first. That’s useful: it tells us where to cable.
Some of Lorton’s townhouses have no basement at all. Terrace Towne Homes of Gunston and The Highlands, both on Hagel Circle, were built from 1973 to 1978 with no basement listed, and Pohick Square from 1978 to 1982 the same. On a slab, the drain runs under the floor and there’s no floor drain waiting to warn you. The first sign is the ground-floor tub or toilet gurgling. We cable from the outside cleanout when there is one, and tell you if we couldn’t find one.
Laurel Hill is the other end of town. Its 676 houses, built from 2003 to 2009, every one has a basement, and so do nearly all of Lorton Valley North, Lorton Station South and Laurel Highlands. A finished basement with a bathroom, a wet bar and a laundry room means more drains on one line, and a family at the top of the stairs running a dishwasher while someone showers below it. PVC doesn’t scale up, so a clog there is usually something that went down.
ZIP 22079 as a whole is young: the median owner home is from 1997, and 43 in 100 went up after 2000. About 24 in 100 homes are rented, and those are the ones where whoever lives there may not know where the cleanout is. If the water is rising in the lowest drain, stop running it and call, and tell us what’s under your floor.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and where houses that age usually clog.
| Place | Median home built | Most homes are | Heated with | Where it usually clogs |
|---|---|---|---|---|
| Lorton | 2001 | single-family houses, about 4 in 10 | gas, about 7 in 10 | The kitchen line, from grease. |
| Newington | 1981 | townhouses, about 6 in 10 | electricity, about 6 in 10 | Wipes and grease in PVC; a low spot outside. |
| Laurel Hill | 2002 | single-family houses, about 4 in 10 | gas, about 8 in 10 | The kitchen line, from grease. |
| Mason Neck | 1973 | single-family houses, nearly all | electricity, about 6 in 10 | Scale in cast iron under the floor. |

Which clog it is
In a Lorton split foyer or a house with a finished basement, the lower-level shower or laundry sink is the lowest opening. If it gurgles when the dishwasher upstairs runs, hold the next load and call.
Townhouse rows often share a line before it reaches the street. If a neighbor is fighting the same clog, tell us, because the fix may be on common pipe the association handles.
If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it
Questions to ask anybody who offers to clear a drain, us included.
A slab house has no floor drain and a different way in than a basement house. A plumber who asks what’s under the floor already knows where the line runs and where to cable from.
You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.
A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions
From the outside cleanout if the house has one, and from the toilet flange if it doesn’t. If the shower is the only thing slow, the clog is in that branch and a smaller cable from the tub drain is enough.
Water leaving the dishwasher pushes air through the line, and the lowest fixture on that line burps it back. If it does that every time, the line is partly closed somewhere past the basement bath. A cable clears it, and a camera, $89 on the same visit, shows if the pipe sags.
One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.
Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
