It runs, but something’s off
A newer heat pump that runs and blows lukewarm air, or ices over and never clears, is often a control fault, not a worn mechanical part. Those are quick when the tech has the right board on the truck.

What’s different in Lorton
Lorton is young. The median owner home went up in 1997, and more than four in ten owner homes were built after 2000. That makes most heat pumps here the original or the first replacement, ten to twenty years old. At that age, the old reliable failures like a tired capacitor still turn up, but so do the electronic ones: the defrost board, the outdoor temperature sensor, the thermostat that stops talking to the system.
Those faults have a signature. A pump with a failing sensor or board often does odd things rather than nothing: it runs but never defrosts, it cycles on and off every few minutes, it shows an error code on the thermostat or on the air handler’s light. Write down the code or the number of blinks before you call. It narrows the list fast, and we can often bring the right board.
About a third of the homes in 22079 are townhouses, and in the townhouse communities the outdoor units sit on small pads along the back of the row. Space is tight, the units are close together, and a unit that icing up on one side of the row but not the other is telling you something about its own airflow or defrost, not the weather. Air handlers are in closets or attic spaces, so keep the filter changed and the closet door clear.
On Mason Neck, the houses are single-family and older, and the pumps were more often added or replaced over time. Newington on the north edge is more like the townhouse side of Springfield. For a repair, the difference matters less than the age and the make of the unit. Have the model plate photographed or the numbers read to us, and we will know what we need to carry.
Neighborhood by neighborhood
Census figures for each place, and what that usually means for a heat pump. Median year built and heat count owner-occupied homes only.
| Place | Median home built | Most homes are | Heated with | What that means for a heat pump |
|---|---|---|---|---|
| Lorton | 2001 | single-family houses, about 4 in 10 | gas, about 7 in 10 | Mostly gas: heat pumps here often sit over a furnace. |
| Newington | 1981 | townhouses, about 6 in 10 | electricity, about 6 in 10 | Mostly electric heat: heat pumps, and the bill shows trouble first. |
| Laurel Hill | 2002 | single-family houses, about 4 in 10 | gas, about 8 in 10 | Mostly gas: heat pumps here often sit over a furnace. |
| Mason Neck | 1973 | single-family houses, nearly all | electricity, about 6 in 10 | Mostly electric heat: heat pumps, and the bill shows trouble first. |

What you’d notice
A newer heat pump that runs and blows lukewarm air, or ices over and never clears, is often a control fault, not a worn mechanical part. Those are quick when the tech has the right board on the truck.
When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.
In a newer two-story house on one heat pump, the top floor lagging a few degrees can be ducts or the thermostat’s settings, not a failing unit. We check the system first and tell you which it is.

Choosing who fixes it
Questions worth asking anybody who comes out, us included.
Variable-speed and communicating systems log fault codes. A tech who reads them can go straight to the failed part. One who guesses will swap parts until something works, and you pay for all of them.
Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.
Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.
An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Excellent work done honestly and efficiently. Efrain the technician was great. Was able to diagnose the problem quickly and get my older Amana gas furnace system working again.

Questions
Not through a cold stretch. Note the code, turn the system off at the thermostat if it short-cycles, and book a visit. A running pump with a fault is often one failure away from a no-heat call.
Repair, nearly always. At ten years the usual jobs are a thermostat at $300 to $640, a board at $550 to $1,180 or a capacitor at $240 to $370. If something bigger turns up, we show you the replacement option too.
That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.
The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
