What’s different in Woodbridge

Woodbridge has the oldest housing in Prince William, and it shows in the heat pumps.

The median owner home across the Woodbridge area went up in 1976, older than almost any other part of the county we cover, and about a third of owner homes predate 1980. Electric heat serves close to four in ten of them, and in the condo and townhouse stretches that means a heat pump nearly every time. Where the house is that old, the pump out back is rarely original; more often it’s the second or third one, and the ductwork it’s pushing air through is the original.

That ductwork is half of why we get so many repair calls here. A heat pump in a 1970s house with leaky or undersized ducts runs long cycles, ices up more often, and leans on the backup strips when the air barely moves through the vents. Before blaming the refrigerant, we measure airflow at the handler. A dirty coil or a weak blower motor can look exactly like a failing outdoor unit and cost a fraction of the price.

Renters are a large share here, nearly three in ten households, and a lot of Woodbridge landlords call on a tenant’s report. If your tenant says it blows cool air in winter, that can be a stuck reversing valve, or just a pump stuck in defrost on a cold morning. Tell us what the tenant saw and give us their number; we set the visit with them and send the price to you.

Condos and garden-style buildings around Potomac Mills often share pads, with a rooftop or ground-level cluster of outdoor units that all look alike. Know which one is yours before the visit, and tell the association we’re coming. A label on the unit with your unit number saves a lot of walking. For the gas furnaces mixed in around Dale City, the Woodbridge furnace repair page covers that side.

What you’d notice

What a heat pump in trouble in Woodbridge usually does.

The heat is weak and the vents barely move air

Put your hand on a vent while the system runs. If the air is lukewarm and the flow is weak, start with the air filter, because a clogged one chokes the whole system. If the filter is clean, you’re likely looking at a blower or a coil problem, not the outdoor unit.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in Woodbridge.

Questions worth asking anybody who comes out, us included.

  1. Do they measure airflow before they blame the refrigerant?

In a Woodbridge house from the 1970s, weak airflow through old ducts is a common cause of icing and strip heat. A tech who only hooks up gauges can miss it and sell you a repair that doesn’t last.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Woodbridge.

Who repairs the heat pump on my condo’s shared pad?

If the unit serves only your home, the repair is usually yours even on common ground. Check your association’s access rules first and tell the manager a tech is coming.

My Woodbridge heat pump is from the 1990s. Is it worth fixing?

A capacitor at $240 to $370 or a contactor at $290 to $425 is worth it on almost any age. A pump from that era likely runs R-22, so a refrigerant leak is often where repairs stop making sense, and we lay a replacement beside the repair before you decide.

Why does my heat pump in Woodbridge steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Woodbridge?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
