What’s different in Upperville

Upperville stone cellars and ranch crawlspaces meet wet drainageway soil.

A lot of Upperville is older than any sump pump. The state’s 2021 survey of the historic district counts 136 principal buildings, 40 of them up before 1861, in stone, brick and frame. A cellar under a house that old predates sump pumps by a century or more, so if it has a pit today, the pit was added to the floor later. The Census can’t count pits, and its sample for ZIP 20184 is small, so the age of the pump is something we read off the pump itself.

Water comes at this village from more than one side. Tanyard Branch, a branch of Panther Skin Creek, runs under Route 50 through a culvert in the village, and FEMA maps Zone A and Zone AE floodplain within a few hundred yards of its center. The County’s village plan warns that soils in the drainageways feeding Panther Skin Creek flood or hold a high seasonal water table. The nearest long rain record, at The Plains about ten miles southeast, averages 46 inches a year.

The postwar houses on Parker and Patrick Streets are a different case: four small Minimal Traditional houses, thirteen ranches and three split-levels, mostly one story. Many of that kind have a crawlspace in place of a cellar, and a crawlspace on damp ground can hold water at the low corner. Whether a pit is down there is something the visit settles. A pit in a tight crawlspace is a cramped job, and a new or deeper one is an extra, written down before work starts.

Storms take Upperville’s power along with its trees. NOAA records numerous trees and power lines down in and around the village on August 10, 2021, dozens of trees and wires on August 7, 2023, and half a mile of Route 50 shut by downed poles on May 20, 2026. A sump pump on household power stops with the rest of the house, and so does the well pump. A battery backup keeps the sump pump going; the well pump stays with your well company, since we don’t work on wells.

What it costs

What sump pump replacement costs in Upperville.

The same price as our sump pump replacement page: one flat number for a new pump in a pit that’s still sound, with what costs extra named right beside it.

  • Sump pump replacement, installed in your existing pit$697
  • Sump pump and battery backup, installed together$3,200
  • A new or deeper pit, discharge line work outside, or a dedicated circuitPriced in writing before we start

$697 covers a new cast iron pump, a quiet check valve, new PVC up to your existing discharge line, a battery water alarm by the pit, the old pump hauled away and a bucket test before we leave.

A battery backup keeps pumping through a power outage, and the outage usually comes with the storm. With a new pump, the pair is $3,200 installed. The sump pump estimator helps you decide whether you need one.

When it’s time

When a sump pump in Upperville needs replacing.

Water weeps through the stone while the pump runs

A pump can hold the pit down while water still seeps through a stone wall or along the edge of the floor. That is the ground carrying more water than the pit can see, and a new pump won’t stop it. We’ll tell you which one you have: a worn pump, or water the pump couldn’t reach.

It’s past seven years old

Zoeller, who make a lot of the pumps around here, puts a sump pump’s life at seven to ten years. Past seven, replace it on your schedule instead of the storm’s.

It starts, stops, then starts again

Water is running back into the pit through a check valve that no longer closes, so the pump moves the same water again and again until it wears out.

After a heavy rain

After a storm in Upperville, check the sump pump.

Six checks you can make yourself once the rain lets up, none of them with your hands in the pit. Then call us and we’ll check it all.

  1. Does the pump kick on?

Watch the pit during the rain or right after. The pump should start as the water rises, empty the pit and shut off. A full pit, or a pump that hums and moves nothing, isn’t keeping up.

  2. Is there water where it shouldn’t be?

Walk the basement: the corners, the walls, the floor by the pit, under the water heater and the furnace. Photograph any wet spot before you mop, so we can see where it came in.

  3. Is the discharge line clear?

Outside, find where the pump’s pipe ends. It should be open, not crushed, buried or full of leaves, and aimed away from the house so the water doesn’t run back to the foundation.

  4. Does the check valve hold?

Listen when the pump shuts off. Water rushing back into the pit means the check valve isn’t closing, and the pump has to move that water again.

  5. Did the power go out?

The pump stops when the power does, often at the height of the storm. If the basement took water during an outage, that’s the job a battery backup does.

  6. Water near an outlet? Stay out.

If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.

Not sure what you saw? Call us after a storm and we’ll check it all: the pump, the float, the check valve, the discharge line and where the water came in. If the pump can’t keep up, a new one is $697 installed in your existing pit; a new or deeper pit, a battery backup, discharge line work outside and a dedicated circuit are extra, priced in writing before we start.

Choosing who replaces it

How to pick the best plumber for a sump pump in Upperville.

Questions to ask anybody who quotes you, us included.

  1. Do they look at the pit before they pull the pump?

A pit that is cracked, silted or too shallow wears a new pump out early. Ask whether the tech checks the pit’s size and condition, the check valve and the discharge first, and whether any deeper pit or outside work is written down as its own item before it starts.

  2. Is the price for the whole job?

Ask what the number covers: the pump, the check valve, the pipe, hauling the old one off, a test before they leave. Then ask what costs extra, and get it in writing.

  3. What’s the new pump made of?

Cast iron, ideally. Plastic pumps cost less and are usually the ones that quit early. Ask before the old one comes out.

  4. Do they look at where the water goes?

A discharge line that’s cracked, buried or frozen shut every January leaves the new pump pushing against a closed pipe. Whoever replaces it should check the outside end too.

Questions

Sump pump questions from Upperville.

Will a sump pump help the crawlspace under my 1950s ranch?

Only if there is a pit for it to sit in. A pump needs somewhere for water to collect. Where a damp crawlspace has no pit, cutting one is the first job and an item on the extras list, with its price on paper beforehand. The tech will also tell you if the damp looks like a plumbing leak, not groundwater.

I rent in Upperville. Can I order a replacement myself?

By the Census Bureau’s rough survey, about seven in ten occupied homes in 20184 are rented. The pit and pump are part of the building, so replacing one is the owner’s call. Send the owner the written price, with whatever is extra beside it, and ask them to book. We’ll send the same written breakdown to whoever is on the account.

How much does sump pump replacement cost in Upperville?

$697 installed in your existing pit: a new cast iron pump, a quiet check valve, new PVC to your discharge line, a battery water alarm, the old pump hauled away and a bucket test. A new or deeper pit, discharge line work outside, a battery backup and a dedicated circuit are extra, priced in writing before we start. A new pump and a battery backup installed together are $3,200.

Can I check my sump pump myself?

Yes. Pour five gallons of water into the pit. The float should rise, the pump should start within a few seconds, and it should shut off clean once the water’s down. If you hear water rushing back into the pit after it stops, that’s the check valve.

A new pump before the next storm.
