What’s different in Orlean

Most Orlean ground takes a basement fine. The clay pockets and the late summer cloudbursts don’t.

Fauquier County’s village plan is plain about the ground here. Much of Orlean’s upland soil suits a basement. Along Thumb Run and Cabin Branch, bedrock can sit shallow enough to make one hard to dig. And some soils weathered from granite gneiss hold a high water table in clay that swells when it’s wet, enough, the plan says, to possibly damage a foundation. Ground that soaked hands a basement its water from below, and the pit is where it collects.

In the village the houses date from about 1795 into the 1950s, on stone, concrete and brick foundations, and a stone wall below grade can pass water through its mortar. A basement can be younger than the building over it: the Methodist church, finished in 1883, was raised in the early 1990s to dig a full one. Around the village, 387 of the block group’s 576 homes went up between 1970 and 1999, and a basement that age on its first pit has likely had more than one pump.

Storms here can take the power as well as bring the water. On June 22, 2022, gusts estimated at 80 to 90 mph swept from Ada and Meadowville to Bethel and Orlean, downing thousands of trees and collapsing at least three buildings.   5. Did the power go out?

  6. Water near an outlet? Stay out.

    If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.
