Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Round Hill
The Town of Round Hill does not hide this. Its water and sewer handbook says calcium will build up over time and may cause issues in your hot water heater, and its water problems page calls the well water hard. That’s a better diagnosis than most customers get. In a Round Hill tank, the bottom is where trouble starts: chalky sediment stacks up around a lower element, the element cooks inside it and burns out, and the water turns lukewarm and runs out fast.
More than half the owners here heat with electricity, so an electric tank with two elements is the typical one, and about four in ten are on propane. On an electric tank, a dead lower element is the most common fix, and we can swap it, then tell you whether the tank is worth keeping. On a propane tank, that same sediment layer makes the burner roar and rumble because water is trapped beneath it.
The Town’s water service reaches past its own limits, into the Villages of Round Hill, Mountain Valley, Fallswood, Greenwood Commons, Lake Point and Stoneleigh. Many of those homes were built in the last twenty years, and nine in ten homes here are detached. That means newer tanks in garages and utility rooms, which is where calcium damage is hardest to spot because nothing looks old.
The Town’s 2025 report also says the homeowner owns the pressure reducing device on a service line. If your relief valve weeps, we check that too. Then you get the repair in writing, with the part that failed named.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20141 as a whole: every Round Hill address, the Town and the neighborhoods around it. The Census place for the Town alone has too few homes for steady figures.
The signs
A crackle or rumble when the tank heats means water is trapped under a sediment crust. It’s a cue to call before the element finally goes.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
In hard water the lower element is buried in scale. A tech who checks the sediment, not only the electrical part, is fixing the cause.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions
Calcium from hard well water coats the lower element and insulates it, so it overheats and fails. A repeat failure means the tank needs service, not only a new element.
A softener cuts down the calcium that reaches the tank. It has to be set up and maintained, so ask us to look at the whole system.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
