Did the lights flicker first?
If the power went out and the water heater was cold after, check the breaker and the reset button before anything else. A surge trips both more often than it kills the element.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Paeonian Springs
Paeonian Springs is a small place. Nearly every house is a detached single on its own lot, and natural gas lines are scarce. Propane and electricity are what heat the houses, so a water heater is either an electric tank or a propane tank, and the two fail in different places. An electric tank loses an element or a thermostat. A propane tank loses its pilot, a thermocouple or an igniter. A quick description over the phone is usually enough for us to tell them apart.
Most homes this far out have a well, and hot water depends on the well pump just as much as on the tank. After a storm cuts the power, the pump stops, the pressure tank drains, and the house runs dry. When power comes back the water heater may be fine, but the tank has gone through a refill and the air in the lines can make it sputter. If everything else in the house is also strange, call us and mention the outage.
Well water also tends to bring grit, and a rural tank in a crawlspace or a shed-like utility room can sit on sediment for years. That grit is what makes a gas or propane tank rumble when it fires, and what buries a lower element. We say that as general experience with wells, not as a measurement of your water.
Some of the houses here are older, some are from the 1990s, and the tank location varies as much as the age. We look at where it sits, how the water gets in, and whether the shutoff valve above it still works, and then tell you what failed and what it costs to fix before we start.
The signs
If the power went out and the water heater was cold after, check the breaker and the reset button before anything else. A surge trips both more often than it kills the element.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
On a well, a pump or pressure problem can look like a water heater problem. A tech who asks about both is thinking about the whole system, not only the tank.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Alex came out today to check out my water heater. He was on time and was super helpful in answering my questions. Would definitely have SwiftPro out again.

Questions
Usually sediment from well water has built up on the bottom and the burner is heating the water trapped beneath it. It is a warning that the tank needs attention soon.
Often not. Check the breaker and the reset first. On propane, the pilot may have gone out during the outage and only needs relighting after a safe check.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
