Is the hot water running out or not starting?
If you get a few minutes of hot water and then cold, think lower element. If you get none at all, think power, upper element or a tripped limit switch.

Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Middleburg
Six in ten Middleburg owners heat with electricity and two in ten with propane, with hardly any natural gas. So the tank behind the wall in a village house is most likely electric, and what goes wrong is an element, a thermostat or a high-limit reset. Where it’s propane, the usual suspects are the thermocouple and the igniter. We start by finding out which fuel the house uses.
More than a third of the owner homes here predate 1960, and nearly half predate 1980. Those houses have stone foundations, low ceilings in the cellar and old wiring. A tank sitting on a dirt or damp floor rusts from the bottom, and a corroded wire at an element terminal causes the same no-hot-water symptom as a dead element. We find out which it is with a meter before replacing anything.
The Town draws its water from five wells and softens and filters three of them. Softer water means less scale on the elements than you would get from a hard private well, so elements here tend to fail for other reasons. If you have a softener of your own, tell us. A softener set too aggressively can leave the water slick and chew at the anode rod inside the tank.
The Historic District Review Committee wants a Certificate of Appropriateness for exterior changes visible from a public street, but it excludes routine maintenance and exact in-kind repair. An interior tank repair never comes near that. A new vent or flue through a front wall does, and we would raise it before anyone drilled.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20117 as a whole: every Middleburg address, the Town and the farms around it, about a tenth of the land in Fauquier County. The Census place for the Town alone has too few homes for steady figures.
The signs
If you get a few minutes of hot water and then cold, think lower element. If you get none at all, think power, upper element or a tripped limit switch.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
In an older house a loose or scorched wire at the terminal looks exactly like a failed element. Checking it takes a minute and avoids a part you didn’t need.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions
It means less scale on the elements. It doesn’t remove the need to look at the anode rod and the bottom of the tank, which is where an older tank usually gives up.
Yes. Repairs inside the house and exact in-kind repairs are excluded from review. Only a new exterior vent or flue visible from the street would need the committee.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
