Look at the regulator outside
On a cold morning, check that the regulator on the propane tank isn’t covered in frost or snow. A blocked or frozen one can starve the water heater and the furnace together.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Waterford
More than half of Waterford owners heat with propane, and none use a natural gas main, so a gas-fired water heater here is a propane one. That makes the outdoor tank part of the repair. A regulator that has iced up, a tank run too low or a loose connection can shut off the burner while the water heater itself is fine. We check the fuel supply before we open anything, which is why a technician who walks to the yard first isn’t wasting your time.
Nearly everything is a detached house, close to a quarter were built before 1960, and the village is old enough that some are stone and some have cellars with dirt floors. A tank on a damp floor rusts from the bottom, and a slow leak can hide in a crawlspace for weeks. We look at the base and the floor around it on every Waterford visit, whatever the call was about.
The Waterford Historic District covers the village, and the county says that most exterior changes need approval from the review committee. A repair inside is a different matter, but anything that touches the outside wall, such as a vent termination, a gas line or a propane tank placement, is worth asking about first. We tell you before the work, not after it.
The roads around Waterford are narrow and winding, and a lot of the homes sit outside the village on farms and small acreage. Almost all of them are on private wells, which we say as a general rule, not a fact about your house. A well brings sediment, and sediment shows up as noise and as early element or burner trouble.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20197 as a whole: every Waterford address, the village included. The Census place for the village alone has too few homes for steady figures.
The signs
On a cold morning, check that the regulator on the propane tank isn’t covered in frost or snow. A blocked or frozen one can starve the water heater and the furnace together.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A tank that runs low or a regulator that has failed mimics a dead water heater. The first look should be outside, not under the tank.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

Questions
Inside the house, no. A new vent, line or tank location on the outside is a different question, and the review committee covers most exterior changes. Ask before anything is drilled.
Low supply pressure, a weak thermocouple or sediment on the bottom can all do that. We check each in order and put the cause in writing.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
