Two breakers, one tank
An electric tank runs on a double breaker. If half of it trips, the panel may look normal while the tank gets no power. Flip the breaker fully off and back on before you assume the worst.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Dumfries
Dumfries is the rare Northern Virginia town where electric edges out gas: just over half of owners heat with electricity, about four in ten with natural gas, and a few with propane. Townhouses and detached houses split the housing almost evenly, and in the townhouse rows, a tank in a closet or utility room, next to the air handler, is the common setup. That tank is likely electric.
An electric tank has two elements stacked one above the other, and each has its own thermostat. The top one heats the first few gallons and hands off to the bottom one. If the top fails, you get no hot water at all. If the bottom fails, you get a short burst of hot water and then cold. If both thermostats trip together, nothing heats and the red reset is popped. We ask which of those you’re seeing and often know the part from the answer.
The gas houses are typically in Cherry Hill and the newer subdivisions, with the tank in a garage or basement. For the propane ones, check your yard tank gauge first. A tank that has run low looks like a failed heater and isn’t. If it’s fine, the pilot, thermocouple and gas control are the places to look.
The median owner home in Dumfries was built in 1985, so many tanks are on their second or third go. A dead element on a good tank is a small repair. A rusted bottom isn’t, and we’ll show you.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually fails on the water heaters in houses like them.
| Place | Median home built | Most homes are | Heated with | What usually fails |
|---|---|---|---|---|
| Montclair | 1989 | single-family houses, about 8 in 10 | electricity, about 5 in 10 | An element or a thermostat on an electric tank. |
| Cherry Hill | 2005 | townhouses, about 4 in 10 | gas, about 7 in 10 | The pilot, the igniter or the vent fan on a gas tank. |
| Dumfries | 1985 | townhouses, about 4 in 10 | electricity, about 5 in 10 | An element or a thermostat on an electric tank. |

Nearly all of the Town sits in 22026, with a sliver in Triangle’s 22172. None of it is in 22025.
Montclair in 22025, where the Postal Service accepts Montclair as the town name; Southbridge and Cherry Hill in 22026, outside the town line.
ZIPs 22025 and 22026 as a whole: Montclair, Cherry Hill and the rest of Dumfries mail, the Town’s homes included.
The signs
An electric tank runs on a double breaker. If half of it trips, the panel may look normal while the tank gets no power. Flip the breaker fully off and back on before you assume the worst.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A meter tells you in minutes which part failed. Replacing both without testing is a cost, not a diagnosis.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Jim was very professional, knowledgeable and polite plumber. He installed a water heater for us. After the installation he educated us on the maintenance and the new set up. I strongly recommend Jim/SwiftPro. Plus SwiftPro price was very reasonable/20% below other estimates.

Questions
On an electric tank that is usually the lower element. The top element heats a little water, then the cold from the bottom takes over.
Check the propane level first. An empty or near-empty tank looks just like a failed heater. If there is fuel, we test the thermocouple and gas control.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
