What’s different in Dumfries

Half the Town and Montclair heat with electricity, and rebate rules treat those houses differently.

The Census files a heat pump under electric heat, and by that count two of the three big pieces of Dumfries lean electric. Inside the Town, 696 of the 1,375 owner homes heat with electricity; in Montclair, 3,367 of 6,439. Cherry Hill is the gas corner, about one owner in four on electric heat.

In those electric houses, replacement usually means heat pump for heat pump: a new outdoor unit and a new air handler with backup strips, matched to each other. A new outdoor unit tied to an old indoor coil is a mismatch, so the written quote should name both halves.

Cherry Hill’s gas houses are a different job. Most went up from the 1990s on, with an air conditioner outside and a gas furnace inside. When that air conditioner fails, a heat pump in its place can carry the heating through fall and spring and hand the hard freezes to the furnace, and with Washington Gas on the bill and a qualifying furnace, that pairing can earn Washington Gas’s dual fuel rebate. Our dual fuel guide lists what it pays and what the furnace has to meet.

Parts of the Town sit low; its comprehensive plan has the ground rising from sea level at the tidal flats to over 170 feet. If water has stood around your outdoor unit, ask the Town’s floodplain manager in Public Works whether the parcel is in FEMA’s special flood hazard area, where Virginia’s code lets the building official require a permit even for replacement work it otherwise exempts. A taller stand for the new unit is worth pricing in.

The Town of Dumfries

Nearly all of the Town sits in 22026, with a sliver in Triangle’s 22172. None of it is in 22025.

  • A gas furnace and air conditioner together, installed$8,898 to $23,000

When it’s time

When a heat pump in Dumfries is worth replacing.

You rent it out inside the town line

Two in three rented Town homes heat with electricity, and the Town inspects rentals in its rental districts against a property maintenance code that covers heating. A heat pump living on its backup strips is better replaced between tenants than found at inspection.

Aux heat is on all day

When the heat pump can’t keep up, the electric strips take over, and they cost far more to run. Aux heat on for hours is the sign.

The AC quit, and you heat with gas

A heat pump can go where the air conditioner sat, heat on mild days and leave the cold nights to the furnace. That’s dual fuel.

Permits, locally

The paperwork behind a new heat pump in Dumfries.

Prince William County

Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Choosing who installs it

How to pick the best heat pump installer in Dumfries.

Questions to ask anybody who quotes you, us included.

  1. Did they size it for your spot in the row?

In a Williamstown or South Cove row, a middle unit shares two walls with heated neighbors and an end unit one. Same floor plan, different heat loss. Ask whether the size came from your unit’s own numbers, not the old label or the house next door.

  2. Did they size it, or copy the old label?

Copying the old nameplate repeats whatever guess was made when the house was built. The wrong size runs worse in both seasons.

  3. Is the air handler in the price?

A heat pump system is the outdoor unit plus the air handler inside. Ask whether the quote covers both, matched, in writing.

  4. Who sets up the backup heat?

Set wrong, the electric strips run on mild days. Ask who programs the thermostat and at what outdoor temperature the strips may come on.

Questions

Heat pump replacement questions from Dumfries.

Will Washington Gas’s rebate cover swapping my old heat pump?

No. Washington Gas pays only when a heat pump replaces a central air conditioner in a house keeping its gas furnace, and says a heat pump replacing a heat pump isn’t eligible. An all-electric Town or Montclair swap has no gas company rebate under it; the HVAC estimator prices it straight.

My Port O’Dumfries air handler is in the attic. Does that change the job?

It changes the path in, not the equipment: the new air handler goes up through the attic opening and sits over a drain pan, since a clogged condensate line up there drips onto the ceiling below.

How much does heat pump replacement cost in Dumfries?

$8,499 to $21,650 installed for a heat pump system, the outdoor unit and the air handler, 2 to 5 ton. A small single-stage system lands near the bottom, a big variable-speed one near the top. The HVAC estimator narrows it to your house.

Should I get a heat pump, or a furnace and air conditioner?

A heat pump system runs $8,499 to $21,650 installed; a gas furnace and air conditioner together, $8,898 to $23,000. No gas line usually means a heat pump. With gas, you can keep the furnace and add one; our heat pump vs gas furnace guide runs the numbers.
