Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

With Comfort+ membership, any repair is 15% off, and every year includes a plumbing safety inspection that looks at the supply pipe you can see.

What’s different in Reston

Only one Reston home in five is a detached house, so leaks come down to whose pipe it is.

Roughly three Reston homes in ten are townhouses and about half share a building with other units, which leaves only around one in five as a detached house. For a leak, that changes the first question. A line that serves only your unit is yours. A stack that runs past your bathroom to feed the units above and below is usually the association’s. Look at where the water is coming from: a single fixture, or the wall itself.

Reston is old at one end and new at the other. Lake Anne opened in 1965, and about four homes in ten date from before 1980. Copper from the 1960s and 70s is the age where pinholes start, and in a cluster or a condo a pinhole above a ceiling can stain a neighbor’s room before it shows in yours. About a quarter of homes went up since 2000, in newer buildings plumbed mostly in PEX or copper, where the weak spots are fittings and shutoff valves.

Reston’s water comes from Fairfax Water, whose rules put the pressure reducing valve on the owner’s side of the meter. Fairfax Water promises 20 psi at the main and nothing uniform beyond that, so pressure varies from one street to the next. A valve that’s fading, or set too high for the pipes, tends to show up as a leak at the weakest fitting in the house, not at the valve.

About four in ten Reston households rent, so a lot of leaks start with a tenant calling a landlord. If you rent, shut the stop valve under the fixture, then tell your landlord in writing with a photo. If you own, tell us which kind of home it is when you call: unit, cluster townhouse or house on a lot. It saves a trip.

  • A lot of houses here went up while polybutylene supply pipe was in use, about 1978 to 1995. It fails at the fittings, so one leak is a reason to check the rest.

What you’d notice

How a pipe leak in Reston usually shows up.

A ceiling stain in a condo or cluster

Check what’s above it. Another unit means the source is probably their fixture or the shared stack, so call management and the neighbor at the same time. If there’s only roof above it, it isn’t a pipe leak at all.

A pinhole spray in copper

Old copper fails in pinholes: a fine mist or a green crust on a pipe in the basement ceiling. One pinhole is a repair. Several in a year on the same run is the pipe telling you it’s thinning everywhere.

Grey plastic pipe at the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to fail at the fittings without much warning, so a drip at one joint is a reason to look at the rest.

A stain spreading on the ceiling

A brown ring under a bathroom, or a soft spot in the drywall, is water that’s been finding its way down for a while. A supply pipe leaks all the time; a drain only leaks when somebody runs water upstairs, and that difference tells us where to look first.

Before the first hard freeze

Keep pipes in Reston from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Your pipes, your paperwork

Whose pipe is leaking in Reston.

Fairfax County

In Fairfax County the homeowner owns the whole sewer lateral, from the house to the county main, including the stretch under the street. Replacing it takes a county plumbing permit, plus a VDOT permit under a state road. Source.

Fairfax Water promises 20 psi at the main and no uniform pressure, and the pressure reducing valve on your side of the meter is yours to buy and keep up. Over 80 psi, the Virginia Residential Code calls for one, and an expansion tank with it. Source.

Choosing who fixes it

How to pick a plumber for a leak in Reston.

Questions worth asking anybody who comes out, us included.

  1. Will they check the building’s riser before they open a shared wall?

A wall in a condo can hold your supply line right beside a pipe that belongs to the building. A good plumber finds out which before cutting, so you aren’t paying to fix the association’s pipe.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

They managed to come the same day that I called about a leak which was helpful. They cut into my ceiling (where the leak was coming from), identified it, and was able to fix it there and then. Much appreciated and seemed a reasonable price.

Questions

Leak and burst pipe questions from Reston.

The leak is coming through my ceiling from the unit above. Who fixes it?

Their plumber fixes their leak. You report to management and to the owner above, in writing, with photos and dates. If water is coming through a fixture of your own, close its stop valve. We can tell you what we see and whether the source looks like a supply or a drain.

How do I know if the water pressure in my Reston townhouse is too high?

A pressure gauge on a hose bib tells you in a minute. If the number is high or jumps around, the regulator is the suspect. Fairfax Water’s rules make that valve the owner’s, so replacing it is on you, and it’s a smaller job than the repair it prevents.

What do I do first when a pipe bursts in Reston?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Reston?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
