Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

With Comfort+ membership, any repair is 15% off, and every year includes a plumbing safety inspection that looks at the supply pipe you can see.

What’s different in Marshall

Marshall is half village water and half private well, and a leak looks different on each.

Marshall splits in a way that matters the minute a pipe lets go. The village sits inside the County’s Marshall Service District and drinks from the Fauquier County Water and Sanitation Authority, FCWSA. The farms and big lots past it run on their own wells. So the first question is which one you are. Inside the district there’s a meter and a utility on the far side of it. Out on a well, there’s a pressure tank, and the only one to call is us.

FCWSA says it can’t promise even pressure, and that anything over 80 psi calls for a pressure regulating valve bought by the customer. That’s worth a look here. High pressure is slow, quiet abuse on supply pipe, and a house that keeps springing little leaks at fittings is often a house that never had a regulator. A gauge on an outside spigot takes a minute to read, and we’ll check it while we’re there.

West of Rectortown Road, Residential North went up mostly in the 1970s to 1990s, on wider streets and cul-de-sacs. In the ZIP as a whole, more than a third of homes date from 1980 to 1999, and the 1980s are the biggest decade. That’s the window for gray polybutylene with crimped rings, usually near the water heater, and for copper from the early part of it, now old enough to pinhole. A drip at one fitting is the reason to look at the others.

The old village is another story. West Main Street has buildings from around 1800 to 1835, Anderson Avenue’s houses run from the 1920s to the mid 1940s, and Salem Avenue is mostly cottages. Houses that age usually still have galvanized steel somewhere. Parts of the village also sit on shallow bedrock, 20 to 40 inches down in places by the County’s own plan, so a buried line that has to be replaced can mean rock work. We tell you which kind of job it is before anything starts.

By the numbers

Marshall houses, by the numbers

Marshall

ZIP 20115 as a whole: every Marshall address, the village included. The Census place for the village alone has too few homes for steady figures.

  • Median home built1986 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withelectricity, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Houses from before 1960 were often plumbed in galvanized steel, which rusts from the inside and leaks first at the threaded fittings.
  • A lot of houses here went up while polybutylene supply pipe was in use, about 1978 to 1995. It fails at the fittings, so one leak is a reason to check the rest.

What you’d notice

How a pipe leak in Marshall usually shows up.

Brown water in the morning

In Marshall that has two possible causes. FCWSA’s report says two of its Marshall wells carry a lot of iron and manganese, and a filter handles it at some of them. Rust inside old galvanized pipe is the other. Run the cold tap a minute: if it clears, the pipe was just sitting. If it stays brown, call us and we’ll sort out whose problem it is.

Rusty water and a leak at a fitting

Galvanized steel pipe rusts from the inside, and the threads at each fitting go first. Brown water after the tap sits, or a damp drip at a joint in the basement, usually means more of that pipe is close behind.

A pinhole spray in copper

Old copper fails in pinholes: a fine mist or a green crust on a pipe in the basement ceiling. One pinhole is a repair. Several in a year on the same run is the pipe telling you it’s thinning everywhere.

Grey plastic pipe at the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to fail at the fittings without much warning, so a drip at one joint is a reason to look at the rest.

Before the first hard freeze

Keep pipes in Marshall from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

On FCWSA sewer, the service line from the main to the property line and the lateral from there to the house are the customer’s to clear. FCWSA clears its mains and fixes a service line under a public street, and it doesn’t reimburse a plumber. Source.

On FCWSA water (Bealeton, Catlett, Marshall, New Baltimore, Vint Hill and its other systems), FCWSA says it can’t guarantee uniform pressure, and that over 80 psi the customer should install a pressure regulating valve at their own expense. Homes on private wells aren’t covered by this. Source.

Choosing who fixes it

How to pick a plumber for a leak in Marshall.

Questions worth asking anybody who comes out, us included.

  1. Will they ask whether you’re on FCWSA water or a well first?

They should. On FCWSA water, a wet spot between the meter and the street is a call to the Authority. On a well, nobody else owns any of it, and a plumber who doesn’t ask is guessing. You should know which before you hear a number.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions

Leak and burst pipe questions from Marshall.

My Marshall house is on a well. Where does a leak usually hide?

Most often on the line between the pressure tank and the house, or at the first fittings inside the wall. Watch the pump: if it kicks on when every tap is shut, water is going somewhere. We’ll walk the line and show you where.

Does a high-pressure reading mean my pipes are already damaged?

No. It means they’re working harder than they should. Over 80 psi, FCWSA’s own advice is a regulator, and fitting one is cheaper than the next leak. If you’ve had two leaks in a few years, ask us about it at the visit.

What do I do first when a pipe bursts in Marshall?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Marshall?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
