Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

What’s different in Leesburg

Leesburg’s 1980s and 90s houses, and which side of the meter a leak is on.

Four in ten owner homes inside the Leesburg town limits went up between 1980 and 1999, more than any other stretch of years. That matters for leaks, because a good share of those houses were plumbed while polybutylene was the cheap choice. If you see gray plastic supply pipe with crimped rings at the joints, usually near the water heater or where the line comes in, that’s the one we look at first. Most leaks in it start at a fitting, not mid-pipe.

Before anyone opens a wall, find out whose pipe it is. Inside the limits the Town of Leesburg looks after its water lines up through the meter, and the meter box usually sits out by the sidewalk. A wet spot in the yard between that box and your foundation is on the owner’s side, and it’s ours to dig and fix. Water bubbling up at the curb or in the street is the Town’s: call Utilities at 703-771-2750, or the police non-emergency line, 703-771-4500, at night.

Townhouses are almost three in ten homes in town, more than in most places we work. In a row of them a stain on your side of the wall can start in the unit next door, and a frozen line on an end unit’s outside wall is the classic January call. Lansdowne, across the limits, is newer, with a 2005 median build year and a lot of condos. There the pipes run PEX or copper, and the question is usually whether the leak is yours or the association’s.

Downtown is the exception to all of it. The few houses from before 1960 in the Old and Historic District may still have galvanized steel somewhere, often a run patched to copper at one end. Galvanized rusts from the inside, so a leak at one threaded joint tends to mean the next one isn’t far behind. We’ll show you the pipe and tell you if it’s a repair or the start of a bigger conversation.

  • A lot of houses here went up while polybutylene supply pipe was in use, about 1978 to 1995. It fails at the fittings, so one leak is a reason to check the rest.

Lansdowne only. It’s the one Census place outside the town limits, so the farms and lots beyond it aren’t in these figures.

What you’d notice

How a pipe leak in Leesburg usually shows up.

Water on the basement floor near the heater

In a Leesburg house of this age, that’s often the water heater itself, its relief valve, or the supply fittings above it, not a pipe in a wall. Touch the pipes above the tank: a damp crimp ring or a drip off the valve tells us where to start.

Grey plastic pipe at the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to fail at the fittings without much warning, so a drip at one joint is a reason to look at the rest.

A stain spreading on the ceiling

A brown ring under a bathroom, or a soft spot in the drywall, is water that’s been finding its way down for a while. A supply pipe leaks all the time; a drain only leaks when somebody runs water upstairs, and that difference tells us where to look first.

The meter moves with every tap off

Turn everything off and watch the water meter for ten minutes. If the dial or the little leak indicator still moves, water is going somewhere, inside a wall, under a slab or out in the yard.

Before the first hard freeze

Keep pipes in Leesburg from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Your pipes, your paperwork

Whose pipe is leaking in Leesburg.

Town of Leesburg

On Town sewer, the Town keeps up the main in the street out to the lateral cleanout, which usually sits near the sidewalk at the property line, and its utilities FAQ puts repairs from that cleanout to the house on the owner. A second answer on the same page has residents maintaining the lateral from the house all the way to the main, even where part of it is on public property, so call the Utilities Department before a dig goes beyond the cleanout. Source.

If the water pressure through the house seems too high or too low, the Town’s Utilities Department sends staff during business hours to check it at the nearest fire hydrant and at your outside hose bib. Source.

Loudoun County

In Loudoun the homeowner maintains the building sewer, Loudoun Water alone repairs the part under the street, and a Loudoun Water inspector checks any replacement before it’s backfilled. Source.

Loudoun Water’s rules put the pressure regulator entirely on the customer. Source.

Choosing who fixes it

How to pick a plumber for a leak in Leesburg.

Questions worth asking anybody who comes out, us included.

  1. Will they tell you if it’s the Town’s pipe before they start?

A plumber who works in Leesburg checks where the meter is and which side of it the water’s coming from. If it’s the Town’s, you shouldn’t be paying for that repair, and you should hear that on the phone, not after the invoice.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

Questions

Leak and burst pipe questions from Leesburg.

Is the gray plastic pipe in my Leesburg house a problem?

If it’s polybutylene, it’s the pipe we see fail most at the fittings in houses from the late 70s to the mid 90s. One leak doesn’t mean the whole house has to be redone today, but it’s worth having the other joints looked at while we’re there, and priced in writing.

My end-unit townhouse lost water on a cold morning. Is the pipe burst?

Not always. A line on an outside wall can freeze solid without splitting. Shut the main, open the cabinet, and warm the wall gently with a hair dryer, never a flame. If water sprays or drips once it thaws, it split, and that’s when you call us at the number above.

How much does it cost to fix a leaking pipe in Leesburg?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.

Ready when you are

Water where it shouldn’t be?

Shut off the main, then call, or send the form at the top. You get the price before the work, and if it can wait until morning, we’ll tell you that too.
