What’s different in Leesburg

Leesburg’s systems keep two calendars: the town’s 1990s and Lansdowne’s 2000s.

Inside the town limits the median owner home is from 1996, and four homes in ten went up in the 1980s and 90s. Very few of those still run the builder’s equipment. What’s there now is usually a second round bought one half at a time, an air conditioner after one hot July, a furnace after one cold snap, so the two can be years apart. When they’re close in age and one is failing, price the pair before fixing either.

Lansdowne runs on its own clock. Nearly nine in ten of its homes went up after 2000 and the median owner home dates to 2005, so plenty of furnaces and air conditioners there are originals, started the same month and worn the same hours. When one half of a pair like that gives out near twenty, the other is rarely far behind, and doing both is one install, not two a few winters apart.

Downtown the harder question is where the new outdoor unit stands. The Town’s guidelines for the Old and Historic District place mechanical units at the side or rear, screened from the street with plantings or a fence and gathered in one spot where possible, and rule out rooftop units on the front. A Certificate of Appropriateness covers every exterior alteration there, in-kind replacement of material included, so call the Town’s preservation staff before the order goes in.

About three Leesburg homes in ten are townhouses, and close to four in ten in Lansdowne are condos. In both, the furnace often hides in a closet or the attic, and the new one has to come in the way the old one leaves.

  • Most homes here heat with gas, so the usual pair is a gas furnace inside and an air conditioner outside, with the coil sitting on the furnace.

The Loudoun County side

What it costs

What a new furnace and AC costs in Leesburg.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

  • Furnace and AC together, installed$8,898 to $23,000
  • Furnace alone, keeping your AC$4,285 to $14,040
  • Heat pump system instead$8,499 to $21,650

The HVAC replacement estimator gives your house its own number. Then we measure, and the price is in writing before anything is ordered.

When it’s time

When replacing both makes sense in Leesburg.

A refrigerant top-up every summer

If the outdoor unit on a Lansdowne house needs refrigerant added year after year, it’s leaking. One built before 2010 may take R-22, which the EPA has barred from production and import since 2020. With a furnace the same age under the coil, price the pair before paying for another top-up.

Both halves went in with the house

Plenty of houses built since 2000 still run the builder’s furnace and AC. They wear out on about the same schedule, so when one goes, price the pair.

The AC died and the furnace is the same age

A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.

Choosing who installs it

How to pick who replaces your furnace and AC in Leesburg.

Ask every company that quotes the job, us included.

  1. Did they ask whether the house is in the historic district?

Downtown, moving a condenser or running new refrigerant lines up a wall people can see is the Town’s question before anyone else’s. A contractor who knows Leesburg asks before choosing a spot for the pad.

  2. Do they size it to the house, or copy the old label?

The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

  3. Is the whole job in the written price?

Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

  4. Already holding another company’s quote?

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Questions

Furnace and AC replacement questions from Leesburg.

Who permits a new furnace and AC inside the town limits?

Loudoun County. Its fee schedule prices a mechanical permit for adding, replacing or relocating central heating and air conditioning in a house, and its Department of Building and Development issues permits in the Town of Leesburg too. The gas furnace gets a gas permit; since October 2025 one replaced at the same input rating in the same place needs no plans.

Is a heat pump the like-for-like swap in some Leesburg houses?

Yes. Close to three owner homes in ten in town heat with electricity, which here usually means a heat pump and an air handler rather than a furnace. A heat pump system runs $8,499 to $21,650 installed, and the HVAC replacement estimator prices either kind for your house.

How much does a new furnace and AC cost in Leesburg?

$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.

Do I have to replace both at the same time?

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
