What’s different in Casanova

Casanova’s pair: propane heat for 3 below, cooling for a 110 degree heat index.

Where a Casanova house has a furnace and central air, that furnace burns propane: across ZIP 20119, the Census area around the village, no owner home heats with utility gas. The two halves share more than a thermostat. The cooling coil sits on the furnace’s outlet and the furnace’s blower pushes the summer air too, so a pair bought together is matched end to end and both come out of the same closet or crawlspace in one job.

Summers here are long enough to wear an air conditioner down. Warrenton 3 SE, the NOAA normals station a few miles west-northwest, averages about 21 days a year at 90 or hotter. On July 20 and 21, 2019 the Weather Service put heat index values above 110 across southern Fauquier, and on July 22, 2011 it estimated them past 115. An outdoor unit that’s been patched through a few of those summers is usually the half that goes first.

The outdoor half also takes the storms. On August 13, 2021, gusts estimated near 70 mph brought down numerous trees by Casanova Road and Meetze Road, about a mile west-northwest of the village. The low roads around it flood: Rogues Road closed for high water in November 2020, and on July 16, 2025 at least a foot of water ran across Balls Mill Road near Moopack Lane. After a storm like those, look the outdoor unit over before switching the cooling back on, for limbs on the cabinet, a kinked copper line or water that reached its electrical box, and call us to check it all.

The village houses went up from roughly 1880 to 1910, built for stoves and fireplaces, so any central system in one came decades later, its ducts fitted wherever there was room. Out along the farm roads the houses are mostly younger: the typical owner home across ZIP 20119 dates from about 1990. A furnace and outdoor unit original to a house that age are both well past the years either usually lasts.

Casanova

Casanova’s own ZIP, 20139, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20119 as a whole, the Catlett ZIP area Casanova sits in.

  • Median home built1990 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, nearly all Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 2 in 10 Census
  • A few homes still burn heating oil. We don’t work on oil burners, but a switch to a heat pump or a gas or propane furnace is ours to price.
  • Electric heat here usually means a heat pump with backup strips, which is priced as a heat pump system, not a furnace and AC.
What it costs

What a new furnace and AC costs in Casanova.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

  • Furnace and AC together, installed$8,898 to $23,000
  • Furnace alone, keeping your AC$4,285 to $14,040
  • Heat pump system instead$8,499 to $21,650

The HVAC replacement estimator gives your house its own number. Then we measure, and the price is in writing before anything is ordered.

Two years of labor come with every install. Monthly plans are on our financing page.

When it’s time

When replacing both makes sense in Casanova.

A storm limb crushed the outdoor unit

A falling branch can fold the cabinet, flatten the coil or snap the copper, and the refrigerant is gone the moment a line opens. The $99 diagnostic visit sorts out whether the outdoor unit can be fixed, needs replacing alone, or is the moment to replace the pair.

Your heat may not be a furnace

Where a lot of homes heat with electricity, the indoor half is often an air handler, and the like-for-like swap is a heat pump system, $8,499 to $21,650 installed.

The outdoor unit runs on R-22

The label on its side names the refrigerant. R-22 hasn’t been made or imported in the US since 2020, so a leak gets expensive. Replace it on your schedule, not in July.

Permits and sign-offs

Who signs off on a new system in Casanova.

Fauquier County

Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Fauquier County wants a permit for any fuel-fired appliance, so a gas or propane furnace replacement is permit work even in the same spot. Trade permits need no plans, and usually no zoning approval. Source.

Choosing who installs it

How to pick who replaces your furnace and AC in Casanova.

Ask every company that quotes the job, us included.

  1. Did they pick the outdoor unit’s spot with you?

On a Casanova lot that means clear of trees that could drop a limb on it, out from under a metal roof’s eave where the snow slides off, and up off any ground where rain collects. Ask to see the spot and the pad or stand height before the work starts.

  2. Do they size it to the house, or copy the old label?

The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

  3. Is the whole job in the written price?

Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

  4. Already holding another company’s quote?

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Questions

Furnace and AC replacement questions from Casanova.

Should a heat pump take the air conditioner’s place over the propane furnace?

It’s worth pricing. A heat pump does all the cooling, heats through the mild months and leaves the coldest mornings to the propane furnace. A full heat pump system with an air handler is $8,499 to $21,650 installed, and the HVAC replacement estimator prices your house both ways.

Our lot is low along a Turkey Run branch. Where should the outdoor unit go?

FEMA’s flood map puts the village crossroads in its minimal hazard zone, but it maps a Zone A floodplain along Turkey Run by Meetze Road. If rain has ever pooled where the condenser sits now, set the new one on a stand above that mark. A furnace in a crawlspace that has taken water needs the same thinking: its control board shouldn’t sit where water can reach it.

How much does a new furnace and AC cost in Casanova?

$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.

Do I have to replace both at the same time?

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
