A loose handle on newer trim
Trim on a newer shower can be light, and a plate with a gap behind it or a handle that shifts sideways may only need its screws tightened. If it still rocks after that, the cartridge is next.

What’s different in Ashburn
A handle that rocks or spins is the question we hear most. Look for a small set screw under the cap or on the underside of the handle. If it has backed out, a quarter turn snugs it and you’re done. If the screw is tight and the handle still turns without moving the water, the grip inside the handle, or the stem it sits on, has worn smooth, and that’s the part to change.
Seven out of ten homes in Ashburn and its neighbors, Brambleton and Broadlands among them, were built in 2000 or later. A shower from those years is almost always a single-handle, pressure-balancing valve with a replaceable cartridge, and that cartridge is behind nearly every drip, every handle that got stiff, and every shower that never quite gets hot. A swap comes out through the front, at the $250 to $450 end of the price list.
Close to four homes in ten here are townhouses, and in most of them the bath is upstairs, with a finished room or the kitchen under it. A shower valve that weeps behind the trim has nowhere visible to go. The water sits in the wall and works downward, and it can be weeks before a stain shows on the ceiling below. So a drip that stops when you shut the shower off, but leaves the trim plate damp, is worth looking at this week.
About one home in five is a condo. Before we pull a cartridge in one, we find out whether the unit has its own shutoff for the bath or whether the building has to close a valve, and we like to know that when we book, not when we’re standing in the bathroom. Your association’s rules decide who has to be told.

The signs
Trim on a newer shower can be light, and a plate with a gap behind it or a handle that shifts sideways may only need its screws tightened. If it still rocks after that, the cartridge is next.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
Most valves in Ashburn come from a short list of common brands, so the cartridge is often on the truck. Ask them to write down the brand and model of what they put in, so the next repair is quick.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
On a single-lever shower, yes: the cartridge isn’t sealing. If water runs from the spout with the diverter knob pulled up and no handle is open, the spout’s diverter is worn, and a new tub spout is $200 to $400.
The handle and the cartridge inside your unit are usually yours. The riser and the building shutoff usually belong to the association. Read your documents, and tell management before any work that needs the water closed.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
