The tub spout knob pops back down
On a spout with a pull-up knob, a knob that drops while the shower is on means the diverter gasket inside has given out. A new spout, at $200 to $400, solves it without opening the wall.

What’s different in Dunn Loring
In a newer house, a loose handle is nearly always a screw or a worn handle insert, not the valve in the wall. The screw sits behind the cap in the middle, or under the lever. Snug it. If the lever still has play after that, replace the handle.
ZIP 22027 is mostly detached houses, 92 percent by the Census, and the median owner home dates to 1991. About half of its homes were built in the 1980s and 90s. By then single-handle valves that balance pressure were standard, so a drip here means a cartridge, and it comes out through the front of the wall.
Those cartridges are 25 to 35 years old now, and that’s about when the rubber seals tire out. A cartridge failing in a Dunn Loring house isn’t a flaw in how it was built. It’s a part that has done its job for a few decades, and a new one makes the valve like new.
A bit over one home in four here is older than 1980, so we check which valve you have before we bring parts. A tub with two handles gets stems and washers, and a single handle gets a cartridge.

The signs
On a spout with a pull-up knob, a knob that drops while the shower is on means the diverter gasket inside has given out. A new spout, at $200 to $400, solves it without opening the wall.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
Valves from that era are common, and the cartridges are in most trucks, so a second visit just for the part shouldn’t be needed. If they say they have to order one, ask what brand they think it is.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
The cartridge’s seals wear after decades of hot and cold cycles and mineral scale. That is a part reaching the end of its life, and replacing it is the fix.
Yes. The handle and trim are separate from the valve body. For a new finish, ask for the trim made for your valve brand so it fits the cartridge you already have.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
