What’s different in Burke

Burke Centre heat pumps reach spring with a winter already on them.

About 7 in 10 Burke Centre homeowners heat with electricity, and in its 1980s and 1990s houses that usually means a heat pump. By the time you flip the thermostat to Cool, the outdoor unit has worked since October, frosting over and defrosting itself through every icy night. The spring visit checks what that winter left before the same unit carries the house through July.

The Conservancy decides where those units stand. Its Architectural Standards put them in the rear yard unless the builder set one in a side yard, and any ground unit the street or a parking lot can see gets screened with evergreens or framed lattice. Good for the neighbors, but a shrub planted near a 1980s condenser can be into the fins by now. We clean the coil; we can’t clean through a hedge, so cut it back before we come.

Around Lake Braddock the split runs the other way: about 6 in 10 homes heat with gas and about 6 in 10 went up before 1980. There a plain air conditioner sits out back, its coil perched on the gas furnace downstairs. The furnace blower pushes air through that coil all winter too, so it gathers dust in both seasons, and the visit starts indoors at the filter.

Every system on either side sweats water while it cools, and the line that carries it off may have sat dry all winter. In a Burke Centre townhouse the air handler often has finished rooms around it, and many sit over a pan with a float switch: water rising in that pan shuts the cooling down before it finds a ceiling.
