What’s different in Midland

Old village frame houses and newer rooms on acreage: where ductless fits Midland.

Midland’s village is older than almost anything around it. The County’s 2018 plan for the service district dates half or more of its surviving historic buildings to 1880 through 1910, most of them frame I-houses, two stories tall and a single room from front to back. A house built like that never planned for ductwork. A mini split skips it: a head high on an outside wall in each room, one small hole through the wall, and the lines run down the outside under a cover.

Most of 22728 is newer and spread out: almost every house stands on its own lot, about three in ten from the 1980s and 1990s and one in four since 2000. Land invites additions, a family room, a sunroom, a room over the garage, an office in an outbuilding, and none of those were on the duct plan. One head on its own outdoor unit takes care of the new room without asking the old system for anything.

A head here works both seasons. Warrenton 3 SE, the nearest NOAA normals station, puts the median first fall freeze on November 1 and the last spring freeze on April 9. So pick the outdoor unit for its heating output in the cold as much as its cooling, with Fauquier County’s 17 degree design morning as the yardstick.

The January 2016 blizzard dropped 30 inches at Opal, in the same forecast zone, and Warrenton 3 SE still had 25 inches on the ground days later. An outdoor unit buried in a drift can’t defrost, so it goes on a wall bracket or a tall stand, out of the roof’s drip line, and on a lot that drains toward Marsh Run or Licking Run, above any water you’ve seen stand there.

  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census

  • Rentedabout 1 in 10 Census
  • A single-family house usually has wall space for the outdoor unit behind the room, which keeps the line set short.
  • Where the heat is already a heat pump, a ductless head is the same kind of equipment, sized for one room.
What it costs

What a ductless mini split costs in Midland.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Midland.

The addition never feels like the rest of the house

A room added after the system went in hangs off the end of a long duct run, or has none, so it runs hotter in summer and colder in winter whatever the thermostat says. A head in that room, on its own setting, fixes it.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

New space with no ducts

An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Fauquier County

Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Choosing who installs it

How to pick the best mini split installer in Midland.

Questions worth asking anybody who quotes you, us included.

  1. Did they ask which way the room faces and what’s above it?

A room over a garage, a sunroom with glass on three sides and an inside bedroom need different heads. Ask the installer to size for the room’s walls, windows and ceiling, and to show the heating output at a cold outdoor temperature.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Midland.

Can mini splits replace the window units in an old Midland house?

Yes, room by room. One outdoor unit can run several heads: two zones run $11,000 to $15,000 installed, three run $12,500 to $18,000. In a two-story house one room deep, each upstairs bedroom usually gets its own head.

Will the outdoor unit stand up to Midland’s wind?

The airport’s station measured gusts of 74 mph in 2021 and 67 mph in 2022, and a 2011 tornado along Rogues Road and Midland Road peeled a farmhouse’s metal roof off and left it 200 yards away. A unit bolted to a bracket in the wall framing, or strapped to an anchored stand, stays put far better than one loose on blocks. After a big storm, look it over, and call us after the storm to check it all.

How much does a ductless mini split cost in Midland?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
