What’s different in Stafford

Two ZIPs, two fuels: Stafford furnaces split between a gas main and a propane tank.

Natural gas heats 6,207 of the 16,220 owner homes in 22554, close to four in ten, and those houses run young: the ZIP added 3,592 owner homes in the 2000s alone. Around the county courthouse the Census place’s typical owner home is from 2005, and a little over half its owners burn gas. A furnace set during that building run is near twenty now, the age when the parts that light it and vent it start failing one at a time.

West in 22556 the gas main thins out. Just 998 of its 7,791 owner homes burn natural gas, while 1,149 burn propane, so a furnace replacement out there is as likely to be propane as gas. The new furnace gets converted for propane before anyone lights it. Stafford County’s propane clearance sheet adds one wrinkle for a high-efficiency furnace: a tank refilled in the yard keeps its fill valve 10 feet or more from where a direct-vent appliance pulls in its air.

Stafford sits between two NOAA weather stations that disagree about winter. The Quantico Marine Corps Air Station, eight miles to the northeast on the Potomac, averages about 4,000 heating degree days and 76 freezing nights a year. Fredericksburg’s station, ten miles the other way on the Rappahannock, comes in near 4,300 and 101. The hard nights find you either way: NOAA logged wind chills around 6 below at Stafford Regional Airport on New Year’s Day 2018, and Extreme Cold Warnings in the late January 2026 Arctic outbreak.

Aquia Harbour is the exception. The Census finds no owner home on natural gas among its 2,332; electricity heats about 97 in 100, which there means heat pumps. If that’s your house, our heating page covers what replaces one.

What it costs

What a new furnace costs in Stafford.

The same price book our estimator runs on, for a gas furnace on its own, 2 to 5 tons, keeping the air conditioner you have. A single-stage furnace in a small house sits near the bottom; a modulating one in a big house, near the top.

  • A gas furnace alone, keeping your air conditioner, installed$4,285 to $14,040
  • A furnace and air conditioner together, installed$8,898 to $23,000
  • Repair diagnostic visit, if it may be worth fixing$99

The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing, at no charge, before anything is ordered.

Natural gas or propane, in a house, a townhouse or a condo, we replace them all. Oil furnaces we don’t.

When it’s time

When a new furnace makes sense in Stafford.

The propane furnace came with a 1980s or 1990s house

Out in 22556, 1,652 owner homes date from the 1980s and 1,481 from the 1990s. A propane furnace that came with one of them has had a full run; if it needs a repair every winter, price the replacement beside the next one.

It’s still the builder’s furnace

A house from the 2000s often runs the furnace it was built with. Around twenty years, inducer motors and control boards start to go, one after another.

The heat exchanger is cracked

It’s the wall that keeps the burner’s exhaust out of the air the furnace blows through the house. Nobody patches one; a crack ends the repair conversation.

Permits, locally

Who signs off on a new furnace in Stafford.

Stafford County

Virginia’s building code lets a home’s mechanical appliance be replaced without a permit only when it isn’t fueled by gas or oil, so in Stafford County a gas or propane furnace swap is permit work. Source.

Choosing who installs it

How to pick the best furnace replacement company in Stafford.

Questions to ask anybody who quotes you, us included.

  1. Did they ask where the propane tank sits?

If the new furnace pulls its combustion air through the wall, that intake has to clear the tank’s fill valve by the County’s distance. Ask where both pipes will leave the house before you sign.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Did they check the air conditioner you’re keeping?

A new furnace has to work with the coil and the outdoor unit already there. Ask whether they looked at both before quoting a furnace on its own.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

Furnace replacement questions from Stafford.

Who issues the furnace permit in Stafford?

Stafford County’s Building Division, part of Development Services on Courthouse Road, for every address in 22554 and 22556. A gas or propane furnace needs one even in the same spot as the old one: the County’s permit FAQ says its like-for-like exemption doesn’t reach gas-fired appliances. The appliance permit goes on the County’s Residential Change application.

When’s the best time to replace a furnace in Stafford?

Before the first freezing night: the median one falls on November 1 at Fredericksburg’s station and November 8 at Quantico’s. A furnace that limped through last winter is easiest to replace in September or October, measured and priced on your schedule. Not sure it’s finished? The $99 diagnostic visit prices the repair first.

How much does a new furnace cost in Stafford?

$4,285 to $14,040 installed for a gas furnace on its own, keeping the air conditioner you have; size and efficiency set where yours lands. A furnace and air conditioner together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I repair it or replace it?

Fix the small parts on almost any furnace. Past fifteen years, with a repair over a third of the price of a new one, replacing usually wins. Not sure which you’re looking at? The diagnostic visit is $99, and the tech prices the repair before starting it.
