Water where it shouldn’t be in a Fairfax house: the first moves
Fairfax knows fast water: NOAA’s storm records have Route 50 at Route 123 under water on August 15, 2019, and Accotink Creek up seven feet one July day in 2025. Water from a pipe is smaller, but it spreads just as fast. In order:
Shut the main. Fairfax Water’s rules put it just inside the foundation wall where the service line enters. In a 1960s house it’s often an old gate valve: turn it slowly, and stop if it fights you.
Bleed the lines. Open a basement or first-floor tap so what’s left in the pipes comes out there.
Breaker off where water meets wiring. Then stay clear of any wet floor with a cord in it.
Sewage instead of clean water? Stop using every fixture, and call the sewer owner before us: City Public Works in 22030, Fairfax County outside the City line.
Photograph it. Pictures of the failed pipe and the damage help with your insurer and any bill adjustment.
Valve stuck or leaking at the stem? Leave it and call; we’ll walk you through the next step. What to do after a pipe bursts.
Supply valves where the water comes into a basement: know which one is the main.
City, county or you
Whose sewer line is it in Fairfax, and who to call first
Fairfax has two sewer owners. In the City, Public Works Wastewater keeps the mains, and the owner handles the lateral all the way to the main in the right-of-way, but every City home pays a small yearly lateral charge on its Fairfax Water bill, and the City repair program can reimburse an eligible lateral repair or replacement. Keep our invoice and photos for the claim. On the county side, {a(FFX_CO_FAQ, ‘Fairfax County’)} also puts the whole lateral on the owner. Fairfax Water supplies both.

The plumbing emergencies older Fairfax houses have
What to do first, and what each fix runs.
A pinhole leak in galvanized pipe
Main off, then look for rust stains along the pipe near the leak.
About a third of the City’s homes were built before 1960, many with galvanized steel supply pipe that narrows and rusts from the inside out. The plumber cuts out the bad length and joins copper in, usually $450 to $650. A whole-house repipe is a separate conversation. Pipe repair prices.
Roots in an old sewer lateral
No laundry, no dishwasher, no showers until it’s cleared.
Clay and Orangeburg laterals crack and let roots in. Clearing the line runs $550 to $1,650, and a camera look on the same visit, $89, shows whether it needs replacing. In the City, ask about the Wastewater Repair Program before the repair. Drain and sewer prices.
A burst pipe in a crawl space or outside wall
Close the main, drain the lines, and open the cabinet doors on outside walls next time it freezes.
Split-levels and ramblers from the 1960s run pipe through crawl spaces and exterior walls, where it freezes first. We replace the split and look for others along the same run.
Water running with every tap off
Check the toilets for a running fill valve, then listen near the lowest floor.
Finding a hidden leak runs $200 to $500. If it turns out to be underground on your service line, Fairfax Water’s rules allow a bill adjustment once it’s fixed. Leak detection.
A gas smell
Get out of the house first, and make the call from the street.
Don’t flip a switch or start a car in the garage. Call 911 or Washington Gas at 844-927-4427 from outside. When the gas company has the leak made safe, our plumbers in Fairfax track it down on your side of the meter and repair the line. Gas line repair.
Two lengths of corroded pipe we took out after they let go.
Copper going in where the old supply pipe failed.
A new water heater headed in from the van in winter.

Questions from Fairfax
Fairfax emergency plumbing questions, with straight answers
What does an emergency plumber cost in Fairfax, VA?
The after-hours visit is $250 and the weekday visit $49, in the City and on the county side alike. A water pipe that split or started leaking is most often a $450 to $650 repair, and you approve it in writing first.
Who pays when the sewer lateral breaks in the City of Fairfax?
The owner, all the way out to the City main. The City’s Wastewater Repair Program then repays part of it: 25% when only the private side or only the stretch in the right-of-way is fixed, and 75% for a full replacement out to the main. It has a fast approval for emergencies, so get the City on the phone before the digging starts.
Should I call Fairfax County or a plumber when sewage backs up?
On the county side, the county’s 24-hour line first if its main might be blocked: it sends an inspector, and if the main is running, the clog is in your lateral and the next call is ours. In the City, Public Works keeps the sewer mains and has its own after-hours line.
Will Fairfax Water adjust my bill after an underground leak?
Its rules allow an adjustment for an unknown underground leak on your own service line once it’s repaired. The pipe itself is yours to fix, from the meter to the house, so keep our invoice for the claim.
Why do older Fairfax houses have more pipe emergencies?
Age. The typical owner-occupied house in the City was built around 1966, and about two thirds went up before 1980: galvanized supply pipe that rusts from the inside, cast iron drains, and clay or even Orangeburg sewer line that roots get into. Fair Lakes, mostly late 1990s, sees much less of it.
Where’s the main water shutoff in a Fairfax house?
Fairfax Water’s rules put it just inside the foundation wall, where the service line comes in, usually in the basement or a utility room on the lowest level. Old gate valves stick, so try yours gently while nothing is leaking.
