Sterling is where we replace whole systems more than anywhere else. More of our Sterling calls end in a full system replacement than in any other town where we work regularly, because the houses in Sterling Park, Cascades, Countryside and Sugarland Run are at the age where the second set of equipment is wearing out too. Here’s what the work costs, straight from our price book.

Why Sterling prices look the way they do

Sterling’s median owner-occupied home was built in 1979, and 56% of its 21,254 owner homes went up between 1980 and 1999 (Census ACS 2020-2024). The heat splits almost down the middle: 57% gas and 42% electric. That’s the most important fact for a Sterling price, because an all-electric house runs on a heat pump, and a heat pump replacement prices differently from a gas furnace and AC.

A heat pump replaced in Sterling runs $8,499 to $21,650. From about $142 a month at 0% APR for 60 months, the whole price financed, on approved credit. A gas furnace and AC replaced together runs $8,898 to $23,000. From about $148 a month at 0% APR for 60 months, the whole price financed, on approved credit.

Three things that change a Sterling price

The pressure valve most Sterling houses have

Loudoun Water says most houses built after 1972 have a pressure reducing valve near the main shutoff. In a house from the early 1980s, that valve is often the original, and when it fails, water pressure creeps up until faucets drip and the water heater’s relief valve weeps. Replacing it runs $500 to $1,000, which is a lot cheaper than what high pressure does to a water heater.

Irrigation backflow every year

Loudoun Water asks for the backflow preventer on an irrigation line to be tested every year. Our test is $250, normally $300, and we send the results in for you.

The leak adjustment if a pipe lets go

Loudoun Water’s Rule 29 allows a bill adjustment after a qualifying leak is fixed. Keep the repair invoice with the request; ours shows the date and what failed.
