Ashburn isn’t one town, it’s nine Census places that share a mailing address, and the houses in them were built fifteen years apart. A 1990s colonial in Ashburn Farm and a 2015 townhouse in Moorefield need different things from us. Here’s each part of Ashburn, what its homes are made of, and what that means for the furnace, AC and water heater. Numbers are Census ACS 2020-2024.
1. Ashburn Farm and Ashburn Village
The original Ashburn. In the Ashburn Census place itself, the median owner home dates to 1998, and nearly half the units went up between 1980 and 1999. These houses are on their second furnace and AC, or about to need one. Ashburn Village’s architectural guidelines ask for approval when a bigger outdoor unit moves to a new spot, so same spot, same size is the simple path. A furnace and AC together runs $8,898 to $23,000. From about $148 a month at 0% APR for 60 months, the whole price financed, on approved credit.
2. Broadlands
Median home 2004, gas heat in about nine homes out of ten, and 57% single-family. Broadlands is right in the replacement window: original gas furnaces, original AC, and water heaters on their second round. A gas tank runs $3,238 to $5,485 installed, the $500 off already in it. From about $54 a month at 0% APR for 60 months, the whole price financed, on approved credit.

3. Belmont
Median 2005, gas 89%, 57% single-family, much like Broadlands. Bigger houses here often have two systems, one for the upstairs, and the upstairs one in the attic usually works harder and fails first. A furnace on its own runs $4,285 to $14,040. From about $71 a month at 0% APR for 60 months, the whole price financed, on approved credit.
4. Brambleton
Median 2011. Most Brambleton systems still have years in them, so this is tune-up and first-repair territory: capacitors at $240 to $370, igniters at $240 to $410, and the first water heaters coming due in the older sections. Brambleton’s rules say a unit replaced in the same location needs no application, and a direct-vent flue on a front elevation is generally not approved, which matters if a tankless is on your list.
5. Loudoun Valley Estates
Median 2013, and 56% townhouses. That means furnaces in closets and attics and short runs to the outdoor unit. The first water heaters are coming due now. A flush runs $99 and keeps a newer tank going longer.
6. Goose Creek Village
Median 2014, 66% townhouses, and an unusual mix of heat: 26% electric and 10% propane. A propane furnace or water heater is the same work for us as gas; a heat pump townhouse is a different price, $8,499 to $21,650 for a replacement. From about $142 a month at 0% APR for 60 months, the whole price financed, on approved credit.
7. Moorefield
Median 2015, 62% townhouses, and 34% electric heat, the highest share in Ashburn. Moorefield’s heat pumps are young, so most calls are maintenance and the odd defrost or refrigerant problem: $190 to $740 for a refrigerant repair.
8. One Loudoun
Median 2015, 27% electric heat. Mostly townhouses and condos close to the shops, with equipment in tight closets. A condensate line that backs up is the call to avoid here, and clearing it runs $175 to $420.
9. University Center
Mostly condo and apartment buildings, and about seven in ten homes are rented. For an owner, the work is usually inside the unit: the air handler, the water heater, a ductless head. A one-zone ductless mini split runs $7,000 to $10,000. From about $117 a month at 0% APR for 60 months, the whole price financed, on approved credit.
What’s the same everywhere in Ashburn
Loudoun Water’s chloramine wears rubber gaskets and toilet flappers faster, its water runs moderately hard, and it has no lead service lines. Across all nine places, 82% of owner homes heat with gas. A furnace tune-up runs $99 anywhere in Ashburn.
Questions people ask
Are Brambleton and Broadlands part of Ashburn?
They share the Ashburn mailing address (20148) and we treat them as Ashburn. Each is its own Census place with its own HOA and its own rules on outdoor units.
Which Ashburn neighborhoods need new HVAC systems soonest?
Ashburn Farm and Ashburn Village first, then Broadlands and Belmont, where the median home dates to 2004 and 2005. A furnace and AC together runs $8,898 to $23,000. From about $148 a month at 0% APR for 60 months, the whole price financed, on approved credit.
Does Ashburn have lead water pipes?
Loudoun Water reports no lead service lines in its system. White bits in an aerator are usually calcium or a broken water heater dip tube.
