Ashburn had 3,393 people in 1990 and 46,349 by 2020. Almost every house in this town went up inside one thirty year window, which means something specific and slightly uncomfortable: your furnace, your neighbor’s furnace, and the furnace three streets over are all roughly the same age, and they are going to need the same things at roughly the same time.
We are seeing it already. Our Ashburn service calls cluster around a set of parts that fail at fifteen to twenty five years, and that is exactly where the first big wave of Ashburn construction now sits.
What heats an Ashburn house
Gas furnaces, nearly all of them, paired with a central air conditioner. Sealed combustion, PVC vent out a side wall, a furnace in the basement utility room or a first floor closet, and in the bigger houses in 20148 a second system for the upper floor. We essentially never see a boiler in Ashburn, which is the opposite of Alexandria or McLean and tells you the whole town was plumbed for gas from the start.
Ashburn’s split is really by build date rather than by neighborhood. The 1990s and early 2000s houses in 20147, around Ashburn Village, Ashburn Farm and Belmont, are on their first or second furnace. The later Brambleton, Broadlands and Loudoun Valley houses in 20148 are mostly still on the original equipment, which is now fifteen to twenty years old and starting to ask for parts.
What goes wrong at fifteen to twenty years
The furnace lights, runs a few seconds, and shuts off. Then tries again. Flame sensor. A film of oxide on the rod stops it telling the board the flame is real, so the board closes the gas. Cleaning it is $95 to $180, and it is the single most common no-heat call we run in this town.
Clicking, no flame. The hot surface igniter, a ceramic element that gets brittle with age and finally cracks. $240 to $410 installed. On a twenty year old furnace this is a normal wear item, not a sign the furnace is finished.
It runs, then quits after ten or fifteen minutes. Overheating on a restricted filter or a loaded blower wheel. In houses with a builder-grade one inch filter slot that nobody upsized, this is close to inevitable. Blower wheel cleaning runs $300 to $440.
Water on the floor, or a furnace that will not start at all. High efficiency furnaces make condensate when they run, and when the trap or the drain clogs the furnace refuses to fire on purpose. $175 to $420, and a very common January call.
A whine or rattle before the burners light. The inducer motor, which clears the flue before ignition. When it goes the furnace will not light at all. It is one of the bigger repairs at around $1,950, and it is a real fork in the road on a twenty year old unit.
Blower motor noise. Squealing or grinding, $670 to $2,400 depending on whether it is a standard or variable speed motor. If it still runs, do not wait for it to seize in January, when the part takes a weekend to source.

The decision most Ashburn homeowners are about to make
When the whole neighborhood’s equipment ages out together, a lot of people face the same choice in the same few winters, and it is worth doing the math before the furnace forces it.
A furnace alone runs $4,498 to $12,300 installed. A furnace and air conditioner together run $8,898 to $23,000 depending on system size. If your air conditioner is also an original from the same build, replacing both at once costs meaningfully less than two separate jobs two years apart, because the labor, the permit and the crane of a day overlap.
Two pieces of live money. Washington Gas is paying $500 on a furnace at 95.1 to 96.9 percent efficiency, $700 at 97 percent and up, $2,000 on a dual fuel heat pump paired with a new 95 percent furnace, and $100 on a smart thermostat, when a contractor in its network does the work and files the paperwork. The federal tax credit is not live: the IRS is explicit that it covered equipment placed in service before December 31, 2025, so a 2026 install gets nothing from it, whatever an old brochure says.

Do this before the first freeze
Run the heat now, for an hour, and stand near the furnace for the first two minutes. Inducer, igniter, burners, blower, in that order, without hesitating. Anything that stalls in that sequence is a thing to fix in October.
Change the filter. If yours is a one inch filter in a slot you can barely reach, ask about a larger media cabinet when a technician is out; it is a modest add that solves the airflow complaints behind a lot of Ashburn service calls.
And put a carbon monoxide alarm on each sleeping floor. Virginia requires them in new construction with fuel burning appliances, so many Ashburn houses have them, but the ones from the earliest build years often do not, and the alarms that are there are past their ten year service life.
