There’s a page in most Ashburn HOA handbooks that almost nobody reads: the maintenance standards. And in many communities here, that page includes a line that surprises people when they finally see it. The dryer vent has to be cleaned. Not “should be.” Has to be, on a schedule, and some associations ask for proof.
If you just thought “wait, is that in mine?”, this article is for you. We’ll cover why the rule exists, how to find out if your community has it, and the cheapest honest way to take care of it (spoiler: the cleaning by itself typically costs more than the membership that includes it).
The short answer
Many Ashburn townhome and condo associations require dryer vent cleaning in their governing documents or maintenance standards, commonly on an annual or every-other-year schedule. The requirement usually lives in the community handbook, the maintenance responsibility chart, or the resale inspection checklist. If your community has the rule and you’ve never had the vent cleaned, you’re out of compliance and you probably didn’t know it. The fix takes one visit.
Why HOAs write this rule in the first place
It isn’t bureaucratic busywork. It’s fire prevention, and in townhome communities it’s neighbor protection too.
- Townhome vents run long. In many Ashburn townhomes the dryer vent runs two or more stories before the lint ever leaves the building. Every foot of that hidden pipe collects lint.
- Lint is fuel. A clogged vent traps heat exactly where the fuel is. Failure to clean the dryer is a leading factor in home dryer fires.
- Shared walls share risk. In attached homes, one family’s skipped maintenance is the whole row’s problem. That’s why associations make it a rule instead of a suggestion.
- You feel a clogged vent before you see it. Towels need a second cycle. The top of the dryer runs hot. The laundry room gets muggy. Those are the symptoms of air that can’t get out.
A real one, from a SwiftPro dryer vent cleaning. The before photo is what “my towels take two cycles” looks like from inside the pipe.
It isn’t just your HOA. Virginia weighs in too.
Even if your association never wrote the rule down, the once-a-year cleaning isn’t really optional:
- Virginia’s fire code requires the vent be kept clear. The Statewide Fire Prevention Code (section 610.1.2) requires a clothes dryer’s exhaust duct system to be maintained “to prevent the accumulation of lint or debris.” The Virginia Maintenance Code says the same thing about dryer exhaust systems.
- Fairfax County Fire and Rescue says yearly. Their dryer safety guidance: clean the vent pipe once a year, or more often if clothes are taking longer than normal to dry.
- So does Ashburn’s own fire department. The Ashburn Volunteer Fire and Rescue Department says the dryer vent should be cleaned at least once a year.
When the state code, the county fire department, and the firefighters down the street all land on the same answer, the HOA handbook is just the third or fourth voice in the room.
How to check whether your community requires it
- Search your governing documents. Open the PDF of your handbook, rules, or maintenance standards and search for “dryer.” It’s faster than reading, and the requirement is usually one or two sentences.
- Check the resale package checklist. Communities that require it often verify it when a home sells, so the resale disclosure or inspection checklist is where the rule shows its teeth.
- Ask your management company. One email: “Does our association require periodic dryer vent cleaning, and is proof of service requested?” You’ll have your answer in writing.
If the rule is there, keep the invoice from every cleaning. That service record is your proof of compliance, and it’s also a nice line item in your file when you eventually sell.
The math nobody shows you
Here’s the part that made us build a membership for Ashburn HOA communities specifically. A standalone dryer vent cleaning typically runs $298. SwiftPro’s whole-home membership for Ashburn HOA communities is $199 per year, and the dryer vent cleaning is included. So is the rest of the house:
- 1 dryer vent cleaning (typically $298 on its own)
- 1 AC inspection
- 1 heating inspection
- 1 whole-home plumbing inspection
- 15% off all repairs and service
The membership costs $99 less than the single service your HOA may already require. The other three visits ride along at no extra cost, and each one is an inspection, not a sales call: we check and test the system top to bottom, tell you what’s healthy, what’s aging, and what needs attention now, and you get pricing before we touch anything.

Frequently asked questions
How often should a dryer vent be cleaned in a townhouse?
Once a year for most homes, and sooner if clothes take two cycles to dry or the dryer runs hot to the touch. Townhomes need it most because the vent often climbs two stories through the roof, and every foot collects lint. SwiftPro includes an annual dryer vent cleaning in its $199 membership for Ashburn HOA communities for exactly that reason.
How much does dryer vent cleaning cost in Northern Virginia?
Typically around $298 as a standalone service. SwiftPro’s $199 whole-home membership for Ashburn HOA communities includes the cleaning plus three other annual visits, which is why most Ashburn members come out ahead on the first service alone.
Is dryer vent cleaning required in Virginia?
Virginia’s Statewide Fire Prevention Code (section 610.1.2) requires the exhaust duct system of a clothes dryer to be maintained to prevent lint accumulation. It doesn’t set a fixed interval, but Fairfax County Fire and Rescue and the Ashburn Volunteer Fire and Rescue Department both advise cleaning the vent once a year. Many HOA and condo associations add their own schedule on top, and some ask for proof of service.
What happens if I ignore my HOA’s dryer vent requirement?
Beyond the fire risk, an unmet maintenance requirement can surface at the worst times: a violation notice, a resale inspection when you sell, or an insurance conversation after a dryer-related incident. The requirement takes one visit a year to satisfy, and the invoice is your proof.
What are the warning signs of a clogged dryer vent?
Clothes needing a second cycle, a dryer that’s hot on top, a muggy laundry room, a burning smell while drying, and lint collecting around the outside vent flap. Any one of those means the vent needs attention now, not at the next annual visit.
