One fixture cleared
Kitchen sink, bathroom sink, tub, shower, or a toilet augered. Half land near $430.
Main line cleared
The one pipe carrying the whole house to the street. Half land near $1,069.
Camera down the main
Added to a visit we are already making. The cheapest useful hour in plumbing.
Camera or scope visit on its own
The spread is real: a standalone scope often means clearing the line first so the camera can see anything.
Toilet repaired
Fill valve, flapper, wax ring, rebuilt tank. Most running toilets are the cheap end.
Toilet replaced
We supply the toilet. $430 to $500 if you buy your own and we set it.
Leak located
Finding it, not fixing it. Acoustic and pressure work before anyone opens a wall.
Pressure reducing valve
The cause of most whole-house pressure complaints, and of fixtures that fail early.
Garbage disposal replaced
$380 to $475 if you supply the unit. A jam freed on its own, about $180.
Sump pump replaced
A battery backup alongside it runs $2,700 to $4,200, which is the part that matters when the power goes with the storm.
Water heater installed
Permit, expansion tank, pan and haul-away included. Pick your fuel and size for the exact number.
Gas line repair or cap-off
A new run is not priced from a page. That needs a plumber and a permit first.
Repiping
A section under one fixture sits at the bottom. The horizontal runs through a basement sit at the top.
Water service line, meter to house
The pipe you do not own until it crosses your property line, then very much do.
Sewer line dug up and replaced
Above what the national cost guides say for this area, and rock and clay are most of the reason. Lining exists to avoid it.
A range is not a quote. A plumber has to look at your pipe before the number is yours, and you get it in writing before anything comes apart. If a job lands outside the range, we show you why on the spot rather than after.
What is it doing right now
Most plumbing calls are one of these eight. Yours tells you whether you have an afternoon or about ten minutes.
Nothing drains anywhere
Two slow fixtures on different floors share one pipe, and that is the main line. Stop running water and call. Flushing it again is how a slow main becomes a basement floor.
One sink or tub is slow, the rest are fine
That is the branch under that fixture, not the main, so you have time. Pulling the hair off a bathroom pop-up stopper fixes it more often than you would think.
A toilet that will not stop running
Usually a flapper or a fill valve, and usually the cheap end of the toilet range. Also the biggest quiet waster of water in a house.
No hot water this morning
Gas or electric changes what we check first. Pilot and gas valve on one, elements and the upper thermostat on the other.
Water on the floor around the tank
A tank leaking from the bottom is finished. There is no repair for rusted-through steel, and anyone offering one is selling you a delay.
Weak pressure at every fixture
Whole house rather than one faucet is usually the pressure reducing valve at the main, not your pipes.
A wet patch and no obvious source
A meter that creeps with every tap shut means a leak between the street and you. We find it before anybody opens a wall.
It smells like sewage, or the basement backed up
Roots, a bellied line, or old clay come apart. The camera tells you which, and that decides whether the yard comes up at all.

Copied as written, typos and all. The first is a customer telling you what somebody else wanted to charge him, which is the whole argument for publishing a price list.
Water where it should not be
Four things, in this order, before you call anyone. They are the difference between a wet floor and a wet house.
Close the main
Where the water enters the basement or crawl space, near the meter, often beside the water heater. Clockwise until it stops.
Close the water heater too
A second valve sits on the cold line at the top of the tank. Closing it stops eighty gallons following the first leak downhill.
Kill the power if water is near it
A panel, a furnace, a washer. If water is heading for one and the breaker is dry and reachable, kill it before you mop.
Then call, and say what you already shut
It changes what we put on the truck. We answer around the clock, and you get a person.
Worth ten minutes on a dry day: find your shutoff valves before you need them, and read what to do with a burst pipe. In January those are the two most useful pages on this website.

Sometimes the answer is no
If a repair buys you five more years we will say so instead of selling a replacement.

The plumbing worth doing on a schedule
Not everything needs an annual visit and we will not pretend it does. A cleared drain stays cleared until something blocks it again. These five genuinely repeat.

Do you charge more for nights and weekends?
We answer around the clock. If it can safely wait until morning we will say so on the phone rather than sell you an after-hours rate.
