Here is the answer most duct cleaning pages will not give you: most houses do not need their ducts cleaned, and the EPA says so. Its guidance is that duct cleaning has never been shown to prevent health problems, and it names three situations that do justify the work. If none of them describe your house, keep the money.
We clean ducts for a living and we would still rather tell you that than sell you a service you do not need. What follows is when it is worth it in Alexandria specifically, what it costs, and how to spot the version that is not real.
The three reasons the EPA says to clean
- Substantial visible biological growth on the hard surfaces inside the ducts or on other parts of the system.
- Vermin. Evidence that rodents or insects have been living in there.
- Ducts clogged with excessive dust and debris, to the point that particles are actually being released into the house from the supply registers.
To that we would add three practical ones we see constantly: you just bought the house and have no idea when it was last done, you just finished a renovation and the ducts were open through all of it, or there is a smell when the system starts that a new filter does not fix.
Where it is not worth it: a five year old house where you change the filter and nobody is sneezing. Duct cleaning on a schedule is a subscription to a service most houses need once a decade. Even the industry association does not publish a fixed interval; its guidance is to have the air handler inspected once a year and cleaned as needed.
What it costs
The EPA puts typical duct cleaning at $450 to $1,000 per heating and cooling system nationally. Our published prices sit inside that:

Which brings us to the $99 whole-house special. A vacuum truck, a two person crew and four hours of labor cannot be sold for $99. It is a door opener, and the price becomes the real price once the crew is inside. There is nothing illegal about that, but you should know which number you are actually agreeing to before anyone parks in your driveway.
Alexandria houses, by era
Alexandria has about 81,500 housing units, the median one built in 1977, and roughly three in ten built before 1960. That range is why the answer differs street by street.
Rosemont. An unusually intact early twentieth century streetcar suburb, most of its houses built between 1908 and 1930, on the National Register since 1992. Heating was added to these houses long after they were built, so ductwork is often sheet metal trunks in the basement with round branches threaded up through closets. Sheet metal cleans beautifully, and these are the houses where the before and after photos are genuinely dramatic.
Del Ray. Platted in 1894, incorporated as the Town of Potomac in 1908, annexed by Alexandria in 1930. Same story as Rosemont, with more variety from a century of renovations.
Old Town. The historic district was created in 1946 and holds roughly 200 surviving eighteenth and nineteenth century structures. Tight mechanical spaces, ducts threaded through chases that were never designed for them, and frequently a ductless head where ducts could not go. Cleanable, but access is the job, so we look before quoting a rowhouse.
The West End and the 1960s to 80s neighborhoods. Original metal trunks plus flex duct branches added in later remodels. Flex duct cleans if it is in good shape. Flex that has been crushed, kinked or chewed does not, and the honest answer there is replacing the run rather than cleaning a duct that is leaking half its air into the attic.
Condos and newer townhouses. Short runs, one system, air handler in a closet. Quick job, and the return-only cleaning is often the right call, because the return is where the dust actually lives.
What a real cleaning is
A truck-mounted or large portable vacuum connected to the main trunk, putting the whole system under negative pressure. Every register and return grille removed. Agitation tools run down each branch to knock debris loose so the vacuum carries it out rather than into the house. The blower compartment and coil area cleaned. Registers washed and replaced. Two people, several hours for a single system home.
What it is not: one person with a shop vac holding the hose to each register for thirty seconds, which moves the dust from where you could not see it to where you can.
One thing to refuse: routine chemical treatment inside the ducts. The EPA’s position is that no chemical biocides are currently registered for use in internally insulated air duct systems. If someone wants to fog your ducts as a standard add-on, ask what the product is and whether it is registered for that use.
The dryer vent, which is the one that actually matters
If you only clean one thing in an Alexandria house, make it the dryer vent. The National Fire Protection Association counts roughly 16,000 home fires a year involving dryers and washers, nine in ten of them dryers, and failure to clean is the leading contributing factor at about a third of them, tied to half the deaths.
Code limits a dryer duct to 35 feet, and every 90 degree elbow counts as five of those feet. Alexandria rowhouses and condos routinely run long, bent ducts that were at the limit the day they were built, and booster fans are not allowed to fix it. If your dryer takes two cycles to dry a load, or the flap outside does not open when it runs, that vent is packed. It is a short job and worth adding to the same visit. More on that here.

Do you clean the furnace too? The blower and coil area, yes. Cleaning ducts and leaving a loaded blower wheel is half a job.
