$99 Water Heater Flush and Plumbing Safety Inspection
We flush your water heater, and it includes a whole-home plumbing safety check on the pipes and plumbing at your house. You get photos of anything we flag.
"I interviewed five HVAC companies and this is the best. Down to earth, they don't hold you captive for hours trying to sell you something."
One per household, owner-occupied homes in Northern Virginia. Not combinable with other offers. Limited time. Full terms at the bottom of this page.
What your $99 visit covers:
- ✓Water heater flush so the sediment sitting on the bottom of your tank stops eating into its life
- ✓Whole-home plumbing safety check of supply lines, shutoffs, water pressure and visible leaks
- ✓Photos of anything we flag, so you never have to take our word for it
Work most homes have never had done.
Not a sales call with a clipboard. A local plumber does real work on your system, then shows you what they found.
Water heater flush
Sediment settles into a hard crust at the bottom of the tank. From then on your heater burns through that crust to heat the water sitting above it, which costs efficiency and shortens the life of the unit.
- Drain and flush the tank
- Check the anode rod, the part that corrodes so the tank does not
- Test the temperature and pressure relief valve
- Verify thermostat setting and venting
- Tell you honestly where the unit is in its life
Whole-home plumbing safety check
A walk of the whole system looking for the quiet failures, the ones that cost nothing today and thousands on a Saturday night.
- Washing machine hoses and fixture supply lines
- Main and fixture shutoff valves, and whether they actually turn
- Water pressure reading, high pressure strains every fixture
- Visible leaks, corrosion and drain flow
- Toilets, traps and anything running when it should not be
Plumbing problems are cheap early and brutal late.
Nothing on this page is scary on its own. The point is that all of it is invisible until the day it is not.
Caught early
- A flush and a fresh anode rod, and the heater keeps going
- A $12 braided supply hose replaces a 20 year old rubber one
- A shutoff valve that actually turns when you need it to
- Water pressure dialed back before it strains every fixture
- A heater you replace on a Tuesday you chose, at a price you compared
Found the hard way
- A tank that lets go and empties 40 to 50 gallons onto the floor
- A burst supply line running unattended while you are at work
- A heater that quits on the coldest weekend of the year
- Emergency replacement, at emergency pricing, on their schedule
- A claim your homeowners policy may not fully cover
The honest version: most of these visits end with good news and a couple of small recommendations. That is a fine outcome. You paid $99 to stop guessing about the appliance in your house most likely to flood it.
You get photos of everything.
Your plumbing safety check covers the pipes and plumbing at your house, and you get photos of anything we flag. Nothing we tell you is something you have to take on faith.

And here is what we will not do.
- ✕No high-pressure close at the kitchen table. You get the photos whether or not you buy anything.
- ✕No required upsell. The $99 is the whole price of the visit, not a deposit on something bigger.
- ✕No inventing work. If your plumbing is in good shape we will tell you that and get out of your day.
- ✓If something does need attention, you get real numbers and time to weigh your options.
