Woodbridge covers three postal areas that were built in three different decades, and the plumbing in each fails differently. Knowing which one you are in tells you what to look for.
22191, the older eastern side toward the Occoquan and Route 1. The oldest housing in town, which means galvanized supply in some houses and cast iron drains in many.
22192, Lake Ridge and around it. Late 1970s and 1980s construction, which lands inside the window when polybutylene was being installed nationally. This is the part of Woodbridge most worth checking.
22193, the Dale City side. A mix of 1960s through 1980s, mostly copper, with the same cast iron drains as anywhere of that vintage.
Check your pipe, especially in 22192
Polybutylene was installed between 1978 and mid 1995. Look at the main water entry and under a bathroom sink for grey plastic pipe with crimped metal rings at the fittings, sometimes stamped PB2110. It also came in blue.
It fails at the fittings without warning, it was the subject of a class action settlement over a billion dollars, and at least one carrier writing in Virginia lists it as unacceptable in its underwriting guidelines. Copper, white rigid CPVC and red and blue PEX are all fine. Dull grey threaded metal that a magnet sticks to is galvanized, which narrows from the inside and explains a slow decline in flow.
What Prince William Water covers, and what you do
You are responsible for all water passing through the meter, and the lines and connections on your property are yours. Prince William Water will send someone to check the meter if you suspect a problem; the number is 703-335-7950.
Before you call anybody, do the meter test: turn everything off, wait fifteen minutes, and read the meter again. If it moved, you have a leak. Then close the main shutoff inside the house and watch the meter again. If it still moves, the leak is between the meter and that valve, which means underground in your yard. If it stops, it is inside.

- Hidden leak search: $200 to $470, middle around $330.
- Drain clearing: $200 to $800 for one fixture, middle around $430; main line $860 to $1,600.
- Water heater: $2,000 to $4,800 installed for a tank.
- Pressure reducing valve: $500 to $994.
- Sump pump: $700 to $1,200 with a new check valve.
- Garbage disposal: about $180 to free a jam, $570 to $870 to replace.
Woodbridge houses are generally straightforward to work in, with basements you can stand up in and mechanical spaces a hand truck can reach, and that keeps quotes reasonable compared with a rowhouse or a third floor condo.
Average Repair Costs for Plumbing Services in Woodbridge
This part of Prince William sits on soils that hold water rather than drain it, and a finished basement changes what a sump pump failure costs. Test yours with a five gallon bucket poured into the pit: the float should rise, the pump should start within a few seconds, and it should shut off cleanly without water rushing back in. Do it in March and again in August.
Standard homeowners policies do not cover water backing up through drains or a sump. Virginia’s Bureau of Insurance says insurers are required to offer that coverage and that it costs extra, which means it is an endorsement you add rather than something you have.
