Haymarket ductwork comes in three ages, from 1978 on the mountain to 2006 in Dominion Valley.
In the Town of Haymarket most homes went up in the 1980s and 90s, and the median owner home is from 1995. Ductwork from those years is usually a sheet-metal trunk off the air handler with flexible branches to the rooms, and a single large return grille per floor pulling air back. That big grille is where the dust gathers first, and since about a third of the town’s homes are townhouses, the air handler behind it is often in a closet or the attic.
Dominion Valley and Piedmont are the 2000s: across 20169 the median owner home was built in 2006, and about three in four homes are single-family houses. A larger house from that decade often runs two air handlers, one serving the main floors and a second in the attic serving the bedrooms. Bull Run Mountain Estates is the older end: a median house from 1978, with oil heat in about four in ten. An oil burner that lights late can puff soot back through the furnace and out into the supply ducts, and it shows as dark streaks around the registers. If that’s what you see, the burner needs an oil heat company’s attention before the ducts do, or a cleaning just gets dirty again.
None of this needs a sign-off. Inside the Town, where the whole town is a historic district, the design guidelines exempt interior work from Architectural Review Board review, and duct cleaning needs no County permit in the town or out of it. If you’d like the dryer line done too, it rides along on the same appointment for $199, and in the town’s townhouses that line tends to run a long way between floors.

Will they look for soot before they quote an oil-heated house?
On Bull Run Mountain, dark streaks at the registers can be soot from the burner rather than dust. Ask whether the tech looks for soot first, because cleaning ducts behind a burner that’s still puffing back is paying for the same job twice. On an oil burner that repair is an oil heat company’s; we don’t work on oil.
Do they look before they quote?
Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.
Do they clean the returns, or only the supply vents?
The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.
Is the price for the whole system, in writing?

Our Dominion Valley house has two systems. Is that two cleanings?
Yes. We clean one system at a time, its returns through to its supply runs, and the camera photos cover both of them. The second costs less than the first, and it helps to clear a path to the attic hatch before we arrive.
Does duct cleaning inside the Town of Haymarket need Town approval?
No. The Town’s Architectural Review Board reviews outside changes the public can see, and its guidelines exempt interior work. Duct cleaning happens indoors, and nothing about it changes the outside of the house.
The house smells scorched the first time the heat pump runs in the fall. Is it the ducts?
Usually not. Close to four in ten Town of Haymarket owners heat with electricity, and where a heat pump does the heating, the backup heat strips are mounted in the air handler itself. Summer dust that settled on them burns off once they switch on, and the smell is gone after that. If it returns every time, the camera photos show whether the cabinet and the ducts past it are carrying more dust than they should.
