What’s different in Stafford

Plastic pipe in moving clay, and a cleanout cap where your part of the Stafford line ends.

Most Stafford houses are young enough to drain through plastic. Across 22554 and 22556, about four owner homes in ten went up in the 1980s and 90s and four in ten since 2000, so the pipe out to the street is usually PVC. The older houses are where cast iron, clay or Orangeburg tar paper pipe can still be in the ground: about 800 homes in 22554 predate 1960, and about 2,000 in 22556 date from the 1960s and 70s.

Plastic doesn’t rust, but Stafford ground gives it other trouble. The County’s comprehensive plan warns of marine clay in the east and shrink-swell clay in the west, soils it says can crack and shift walls. Ground that moves that much can pull a pipe joint apart or settle a trench into a belly that holds water and paper. The plan also says utility lines corrode in the county’s most acidic soil, bad news for an old iron line.

Aquia Harbour is the 1980s end of it: the typical owner home there dates from 1984, nearly all detached, with no shortage of trees. One May 2019 thunderstorm blew six down in the community. The County’s own sewer backup page tells owners to check their trees, since roots can block a lateral, and a forty-year-old joint is where they get in.

Stafford County Utilities makes the line from the house to the cleanout yours. The cleanout is a 4-inch white pipe capped at ground level; with none, your part runs all the way to the VDOT right of way. That cap is usually where our camera goes in. Public sewer only reaches the County’s Urban Services Area, and Rock Hill’s older neighborhoods drain to septic drainfields instead. SwiftPro does no septic work.

Stafford County Utilities names one cause: sump pumps and downspouts wrongly tied into the sewer can overfill a main in a storm, and a basement floor drain below that level takes the overflow. A crack in your own line lets groundwater in too. The camera shows whether yours is sound.

My Stafford house is on septic. Can you run a camera?
