What’s different in Fredericksburg

Cast iron and clay under 22405’s older yards, young plastic in 22406’s clay.

Under a 22405 yard the sewer line can be as old as the house. The Census counts about 1,900 homes there built in the 1950s and 60s and close to 2,500 from the 1970s: years of cast iron and clay, and on some 1950s and 60s houses Orangeburg, a tar paper pipe that slumps as it ages. In 22406 six homes in ten have gone up since 2000, the typical owner home dates to 2004, and the line is nearly always PVC.

In Ferry Farm, Stafford County Utilities is set to reline its sewer mains with a cured-in-place liner, and it asks each street to hold its water use down while the liner cures. Your lateral out to the cleanout is separate, and in a neighborhood whose water lines a developer laid around the 1950s, it may be the original. A camera while the street is being redone shows whether your stretch needs work too.

The County’s comprehensive plan runs the Fall Line roughly along Interstate 95 and puts shrink-swell clay mostly in western Stafford, where 22406 runs out toward Hartwood. Clay that swells wet and shrinks dry won’t rust a PVC line, but it can work a joint loose or settle a trench into a low spot that holds water and paper.

Past the cleanout the line is the County’s, draining by way of the Claiborne Run and Falls Run interceptors to the Little Falls Run plant. Backup damage is another matter: Stafford County Utilities pays for it only when its own act or negligence caused it, and says most homeowner policies leave sewer backups out without a rider. Worth a call to your insurance agent.
