What’s different in Fredericksburg

About 100 freezing nights a year by the river, and heat split three ways.

NOAA’s Fredericksburg station, at 60 feet on the Rappahannock about five miles south-southeast of the middle of 22405 and 22406, spends its winter nights colder than the Quantico air station up the Potomac. Its 1991 to 2020 normals put the average January low at 25 degrees against Quantico’s 28, and count about 100 nights a year at 32 or below against Quantico’s 76, with three or four dropping to 10 or lower. That adds up to about 4,300 heating degree days, and in half of all years the first freezing night has arrived by November 1.

The heat that meets those nights splits about three ways: about 46 percent of owner homes heat with electricity, usually a heat pump, 42 percent with natural gas and about 7 percent with propane. On a 25-degree night a heat pump runs long and brings in its electric backup, and that’s normal. One that never comes off the backup, even on a 45-degree afternoon, is worth a visit.

Propane is mostly a 22406 story, where about one owner home in nine burns it, against about one in twenty in 22405. A propane furnace is the same machine as a gas one with the gas valve and burner set up for propane. If the tank ran empty, the propane company usually has to leak-test the lines before the furnace gets fuel again; once it has, a furnace that still won’t light is ours.

Winter storms add the outages. The January 3, 2022 storm put 6 to 12 inches on the Fredericksburg area, the one that stranded drivers on I-95, and the 2016 blizzard left 15 to 24 inches across Stafford County. When the power goes, a gas or propane furnace goes with it, since its blower, igniter and controls run on electricity. Stafford County Fire and Rescue’s advice for those nights: never run a generator indoors or within 20 feet of the house, never heat with the oven, and keep a working carbon monoxide alarm and smoke alarm on every floor.

  • Built since 2000about 5 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census

  • Electric heat here usually means a heat pump with electric strips as backup, and a heat pump stuck on those strips shows up on the electric bill.
  • A lot of furnaces here are original and near 20 years old, the age when inducer motors and control boards start to go.

What you’d notice

What a failing furnace in Fredericksburg usually does.

Nothing happens after the power comes back

Once the lights return, a furnace normally starts within a few minutes of the thermostat calling. If yours doesn’t, check its breaker and the switch on or near the furnace, then call. A surge can take out a control board, which is $550 to $1,180 from our book.

The heat pump blows cool air

A few minutes of cool air in winter is a defrost cycle, and that’s normal. Cool air all the time, or emergency heat running all day, is a call.

It smells the first time it runs

Dust burning off the heat exchanger smells for the first few minutes of the season, then stops. A gas smell is different: leave the house and call your gas company from outside.

Choosing who fixes it

How to pick the best furnace repair company in Fredericksburg.

Questions worth asking anybody who comes out, us included.

  1. Do they work on propane furnaces?

In 22406, where about one owner in nine heats with propane, ask before anyone comes. We work on propane and natural gas furnaces alike, and on the heat pumps that heat most of the other houses.

  2. Will they price the part before they fix it?

Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.

  3. Do they look at the venting, not just the flame?

Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.

  4. Do they know when a repair isn’t worth it?

A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.

Questions

Heating repair questions from Fredericksburg.

When should I test the heat in Fredericksburg?

Before November 1, the date by which half of all years have had their first freeze at the Fredericksburg station. Switch to heat on a cool October evening and let it run a full cycle. A few minutes of burning dust smell is normal; an igniter that never glows, or a heat pump still blowing cold after its first few minutes, is a call to make while the days are mild.

How much does furnace repair cost in Fredericksburg?

The diagnostic visit is $99. A flame sensor cleaned is $95 to $180; an igniter or flame sensor replaced, $240 to $410; a control board, $550 to $1,180; a blower motor, $670 to $2,400.

Should I repair it or replace it?

Fix the small parts on almost anything. Before a big repair on an old furnace, look at the replacement number: a furnace alone, keeping the air conditioner you have, runs $4,285 to $14,040 installed, and the HVAC estimator gives your number in about a minute.
