What’s different in The Plains

Propane, a 17 degree design night and a historic district: replacing a furnace in The Plains.

Natural gas is rare in 20198. Of the ZIP’s 589 owner homes, the Census counts 16 heating with utility gas and 134 with propane, so a furnace replacement here nearly always means a propane furnace fed from a tank on the property. If the propane company owns the tank, give them the install date; the supplier may want to check the line and the regulator while we work.

Fauquier County sizes heating equipment to a winter design temperature of 17 degrees. NOAA’s normals station about 12 miles south, near Warrenton, averages a January low just under 25 and close to five nights a year at 10 or colder. The new furnace gets sized from a room by room heat loss calculation, not copied off the old label.

The ZIP built in waves: about 190 homes in the 1980s, the decade that puts 20198’s median owner home at 1983, and about 285 more since 2000. A furnace that came with a 2000s house is around twenty now, about when most start needing something every winter.

Storms out here take the power with them. NOAA’s storm records list numerous trees down on Bunker Hill Road in July 2022, and dozens of trees and wires along Halfway Road and The Plains Road in August 2023. A propane furnace still needs electricity for its blower, igniter and control board, so if you run a generator, ask whether the new furnace is meant to run on it, on a circuit the transfer switch carries.

The Fauquier County side

  • Built before 1980about 5 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census

  • Propane heats a real share of homes here, and we replace propane furnaces too.
  • Most homes here heat with electricity, usually a heat pump; a furnace swap here is for the gas and propane houses.
What it costs

What a new furnace costs in The Plains.

The same price book our estimator runs on, for a gas furnace on its own, 2 to 5 tons, keeping the air conditioner you have. A single-stage furnace in a small house sits near the bottom; a modulating one in a big house, near the top.

  • A gas furnace alone, keeping your air conditioner, installed$4,285 to $14,040
  • A furnace and air conditioner together, installed$8,898 to $23,000
  • Repair diagnostic visit, if it may be worth fixing$99

The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing, at no charge, before anything is ordered.

Natural gas or propane, in a house, a townhouse or a condo, we replace them all. Oil furnaces we don’t.

When it’s time

When a new furnace makes sense in The Plains.

It lost ground in last winter’s cold snaps

The late January 2026 Arctic outbreak brought Extreme Cold Warnings to northern Fauquier, and a station listed as The Plains logged a wind chill of minus 6 on February 1. A furnace that ran nonstop those nights and still let the house cool off is undersized or worn out.

You heat with propane

We replace propane furnaces as well as natural gas ones. The new furnace is set up for propane before it’s lit, and the quote is written for your house.

The heat exchanger is cracked

It’s the wall that keeps the burner’s exhaust out of the air the furnace blows through the house. Nobody patches one; a crack ends the repair conversation.

Permits, locally

Who signs off on a new furnace in The Plains.

Fauquier County

Fauquier County wants a permit for any fuel-fired appliance, so a gas or propane furnace replacement is permit work even in the same spot. Trade permits need no plans, and usually no zoning approval. Source.

Choosing who installs it

How to pick the best furnace replacement company in The Plains.

Questions to ask anybody who quotes you, us included.

  1. Where will the new vent come out, and how high?

A high-efficiency furnace usually vents out a side wall in plastic pipe, and that pipe has to stay above the snow: the January 2016 blizzard left an estimated 24 to 36 inches across northern Fauquier, and a furnace that can’t exhaust shuts itself off. In town, a new pipe on a wall facing the street may also need the Architectural Review Board’s look first.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Did they check the air conditioner you’re keeping?

A new furnace has to work with the coil and the outdoor unit already there. Ask whether they looked at both before quoting a furnace on its own.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

★★★★★
We used Swifpro for a new hvac install and a plumbing repair. We felt the pricing for the hvac install was fair and offered a better product than their competitors. The techs were professional and timely.

Questions

Furnace replacement questions from The Plains.

Does the Town of The Plains issue the furnace permit?

No. Fauquier County does the building inspections for the Town and wants a trade permit for any fuel-fired appliance, propane included, even in the old furnace’s exact spot. Trade permits usually need no zoning approval, so the Town comes into it when the outside of the house changes.

Should a heat pump take over from the propane furnace instead?

Price both. About six in ten 20198 homeowners already heat with electricity. Keeping the propane furnace as the backup to a new heat pump is the middle road: the heat pump carries the mild days, and the furnace takes the colder of the roughly 98 nights a year at or below freezing. The HVAC replacement cost estimator prices each.

How much does a new furnace cost in The Plains?

$4,285 to $14,040 installed for a gas furnace on its own, keeping the air conditioner you have; size and efficiency set where yours lands. A furnace and air conditioner together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I repair it or replace it?

Fix the small parts on almost any furnace. Past fifteen years, with a repair over a third of the price of a new one, replacing usually wins. Not sure which you’re looking at? The diagnostic visit is $99, and the tech prices the repair before starting it.
